Why they keep coming back in Al Mursalat

Buildings are packed close together with similar ledge heights but varied small architectural details. Pigeons choose spots above empty or occupied shops, and droppings fall on shop frontages below. The method is set out in full on how we approach Bird and pigeon control.

The first reason

Packed buildings and multiple repeated ledges

Apartment blocks stand very close together with similar ledge heights but each carries slightly different architectural features. Pigeons nest on several neighbouring buildings and hop between them, requiring coordination with multiple building owners.

The second reason

Shops below the flats and high population density

Ground floor units hold restaurants, banks, sweet shops and juice bars, leaving scraps and food on the pavement. Pigeons descend daily to eat fallen food then climb to nest directly above the shops on the ledges.

The third reason

Seasonal lets and empty furnished flats

Many flats are furnished and rented to pilgrims and Umrah visitors; some sit vacant for periods. Empty flats do not approve work quickly and rented flats may have absentee tenants. Co-ordination is harder and follow up work afterwards needs careful written records.

The building decides which deterrent works

A dense apartment and hotel zone with rows of adjacent residential buildings and regular ledges repeated across many buildings. Ground floor shops and restaurants sit beneath the flats.

Nests sit on ledges shared between two or more flats and owners may not agree on payment or authority. Nests grow if co ordination is delayed.

Openings and shafts

Windows, balconies and vents sit directly on the ledges. Pigeons enter flats through small gaps between the window frame and the ledge itself.

The shared roof tank and its surrounding pipework run close to the flats. Pigeons stand on the pipework and droppings may fall inside through vents.

How we work

Survey the roof and the facade

We walk the roof, the projections, the condenser platforms and the shafts, separate the nesting positions from the perching ones, and measure and photograph every ledge.

Strip the nests and treat the parasites

Droppings are wetted before they are lifted so nothing goes airborne dry, bagged closed, and the nest position is treated for ticks and mites before the surface is sanitised.

Close and fit

Netting tensioned on a perimeter wire with no gap at the corners, spikes or wire on the narrow projections, metal mesh across vents and shafts, and the roof drains freed of the nest material packing them.

The follow-up visit

We come back to check the tension, the corners and any position the flock has moved to, and correct what has slackened before a bird finds it.

A recorded survey

Every ledge, condenser platform and shaft, photographed, with nesting separated from perching before anything is chosen.
Nest removal and drain clearing

Lifted wet rather than swept dry, bagged closed, and the roof drains freed of the nest material packing them.
Parasite treatment and sanitising

The nest position treated for ticks and mites, then the surface the droppings sat on sanitised.
Sealing and fitting the deterrents

Netting tensioned on a perimeter wire, spikes or wire on narrow projections, and metal mesh across ventilation openings.
Aftercare instructions

The condensate water, food left on the roof, and what should not sit beside a ledge if the attraction is to stay gone.
A follow-up on tension and corners

Netting slackens and corners open over time; the visit corrects that and closes any new position.

What is different about Al Aziziyah (Makkah) Sub-Municipality

Al Aziziyah sub municipality runs from the Bin Dawood markets to the Al Hada road and carries pilgrim traffic to Mina. Hotel towers and furnished apartment blocks fill and empty with the Hajj and Ramadan seasons, and the kitchens, restaurants and markets along Al Masjid Al Haram Road and King Abdulaziz Road leave food waste at every peak. Southwards the fabric loosens into villas and planned streets in An Naseem and Al Awali, then Al Abidiyah's campus and the old farms of Al Husayniyah, where Wadi Uranah holds water after rain and farm enclosures shelter rodents and reptiles.

Questions about this district

Pigeons drop droppings on my shop below; am I obliged to treat?

Pigeons nest on the flat above you, so the flat owner is obliged. But droppings fall on your shop, giving you the right to request treatment. We contact him, explain the problem and offer a straightforward, relatively low cost solution.

The flat above is furnished and tenants change constantly; how do we approve?

We contact the flat owner and property manager, not the temporary residents. The owner holds the right to fit deterrents on his ledge. Current tenants always agree because they do not want birds and odours on the balcony.

If only flats 5 and 7 in the building agree, does that solve it?

Pigeons will move to untreated flats in the same building. Full building ledge treatment is best, but if others refuse we treat what we can and leave a report explaining why the problem continues.

The ledge has old cracks and fissures; will deterrents work on damaged ledges?

Cracks give pigeons extra nesting spots. We clean the ledge, remove droppings and fungi, then fit spikes or netting based on condition. If very weak we may repair first or use light metal frames instead.

The district is old and the old flat next to me is full of nests; will new pigeons come?

Pigeons from the old flat may migrate to yours after we evict them. We remove nests from the neighbouring flat too if possible. If the neighbour refuses we treat your flat and will coordinate later.

What is different about treating a flat versus a villa in a villa district?

A villa has one ledge, a private garden and one owner who decides. A flat has shared ledges and needs coordination. The treatment method is the same but co ordination is harder and follow up needs more detailed documentation.
