Hotels demand high safety equipment because ledges, windows and air conditioning units sit ten storeys or more above ground. Pigeons nest in high, hard to reach places and droppings fall on the ground entrance and lower surfaces around the building.

The bus parks and intense seasonal activity

Vast coach parks draw pigeons because of crowds, food scraps and extremely high activity during the Hajj season. Pigeons nest on towers near the parks and visit daily hunting for food.

Warehouses and dense mechanical systems

The zone holds stores, warehouses, electrical plant and metal pipework on roofs and walls. Pigeons choose these details for nesting and hide easily among the metal structures and varied equipment.

Landmarks of Kudai

Kudai treatment is organised from the car parks themselves, where access routes lead to the hotel towers and commercial buildings nearby. We approach via the Kudai Ajyad Tunnel and move along Ajyad Street where tall buildings and towers line the zone and require treatment.

Before treatment

The building decides which deterrent works

A wide commercial zone of office and hotel buildings and utilities. The slopes are bare of vegetation and depressions hold water after rain on exposed ground.

Hotel tower ledges are numerous and varied in shape. Spikes and netting need strong fixings because wind is powerful at height and weather works constantly to loosen them.

Air conditioning platforms

Air units crowd the roofs and hotel facades. Gaps around them hide droppings that are very hard to clean in the enclosed spaces and mechanical complexity.

Openings and shafts

Windows, vents and shafts on hotel towers are high and threaded with extensive frameworks. Pigeons may enter hotel units through small gaps in the mesh and ducting.

Survey the roof and the facade

We walk the roof, the projections, the condenser platforms and the shafts, separate the nesting positions from the perching ones, and measure and photograph every ledge.

Strip the nests and treat the parasites

Droppings are wetted before they are lifted so nothing goes airborne dry, bagged closed, and the nest position is treated for ticks and mites before the surface is sanitised.

Close and fit

Netting tensioned on a perimeter wire with no gap at the corners, spikes or wire on the narrow projections, metal mesh across vents and shafts, and the roof drains freed of the nest material packing them.

The follow-up visit

We come back to check the tension, the corners and any position the flock has moved to, and correct what has slackened before a bird finds it.

What is different about Al Misfalah Sub-Municipality

Al Misfalah sub municipality runs downhill from the south of the Grand Mosque through Al Misfalah, Kudai and Al Rawabi to Al Taqwa, Al Hindawiyah, Al Khalidiyah and Al Rusayfah at the third ring road. The northern end is old apartment blocks and pilgrim hotels with restaurants along Ibrahim Al Khalil Street and the huge coach parks at Kudai. The south and west are dense popular districts with countless small shops and unplanned hillside housing, some of it already cleared for redevelopment, giving way to orderly land grant schemes in Al Rusayfah beside the railway station.

Questions about this district

The hotel is very tall; can you reach every ledge and air unit?

We use high safety equipment and our workers are trained for elevated roof work. We rig ropes, harnesses and tie off from the roof, reaching every ledge and unit from there. Some hotels allow workers inside the building and others prefer external access.

Droppings fall on my entrance and the gap between my building and the hotel next door; who is responsible?

If pigeons nest in the hotel the hotel owner is responsible for treatment. We remove nests and old droppings from his roof and ledges. Droppings between buildings may come from both, and we coordinate with both owners.

Will fitting deter systems damage the tower's appearance or affect tourism?

Spikes and netting reflect architectural colours and fade into sight from distance. On modern hotels we use standard brass or white deterrents that look refined. Guests do not complain because they do not want birds and droppings on balconies.

The bus parks are a huge open space; do we treat the whole surroundings?

The parks themselves are open ground where pigeons land but do not nest. We focus on the towers and buildings around the parks where they nest. If you want we can fit netting on lightweight roofs over open sections but the core is the surrounding buildings.

What is involved in treating a 15 storey hotel?

It depends on ledge count, air unit quantity, roof extent and architectural detail. A 15 storey hotel may take two days to a week depending on size, shape and access. We visit, measure everything and give you specific details.

Pigeons nest on an adjacent tower the hotel owner does not own; what do we do?

We coordinate with the other tower owner to treat the whole site. If he will not agree we treat what we can and explain that pigeons may arrive from the other tower. We write a report documenting the issue so he knows why birds come.
