Why they keep coming back in Al Balad

In Al Balad the source is usually outside the flat that called us: in a shop, on a waste route, or in the building next door. The method is set out in full on Cockroach control in detail.

The first reason

The shop below the flat

Street level in Al Balad is shops, stores and small kitchens, and their ceiling is the floor of the home above. Any food or moisture source in the shop serves the whole building, which is why we ask what is underneath you before we inspect your flat.

The second reason

Shared walls and old cracks

Buildings here touch, or are separated by narrow gaps, and the walls and pipework are decades old. The cracks are many and deep, which is why the answer is gel bait placed inside the crack rather than a spray across a surface that never reaches it.

Stores that fill and never empty

Behind many Al Balad shops is a store room where cartons stack up and are never cleared. Cardboard stacked on a damp floor is the best harbourage there is, and treating the shop front without it changes nothing.

Water before food

Pipework that is decades old means loosened joints and cracks around every penetration, and those are permanent entry points a spray does not close.

What you see at night

Seeing them in daylight is common in Al Balad because of how heavily the building is infested, and on its own it does not mean the source is in your unit.

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

It is coming from the shop below my flat. What can I do?

That is the commonest situation in Al Balad. We treat your flat and close its entry points, but a complete result needs the shop treated as well. We tell you that plainly on the first visit, and we can coordinate with the shop owner if they are willing, because a result for the building beats a result for one unit.

Do you treat shops and store rooms in the souks?

Yes, and on a different footing from housing: scheduled visits, monitoring stations checked each time, and a written record of what was found and what was done. The detail is on the retail page and the warehouse page.

The building is very old and full of cracks. Is spraying any use?

Spraying a surface is not the answer in a building like this, because the insect is inside the crack rather than on its face. We use gel bait inside the cracks and along pipe runs, which reaches the colony itself instead of killing whatever walks across the surface.

Can you work at night after the shops close?

We schedule commercial units outside trading hours so nothing of yours stops. Tell us when you close and we set the visit around it.

My neighbour treated their flat and mine was not treated. Will they move to me?

Very possibly, in buildings that share walls the way Al Balad buildings do. Treating one unit pushes whatever survives into the neighbouring ones through pipework and cracks, which is why we prefer to treat adjoining units close together in time where that can be arranged.

What can I do between visits?

Cardboard matters most: do not leave it stacked on the floor anywhere damp, break it down and clear it as it arrives. After that it is lids on the bins, and no open bags left at the back door overnight.
