The first reason

The shop beneath the flat

Along the old Makkah road, groceries and small eateries sit at ground level and share walls and drain lines with the flats above them. The German cockroach climbs from a warm stockroom into your kitchen along those very lines, so treating the flat on its own leaves the real source still running downstairs.

The second reason

Villas and apartment blocks on one street

Al Muntazahat holds both: villas with yards and their own drainage, and apartment blocks whose floors are tied together by shared pipework. Each has its own source. The American cockroach rises through inspection chambers in the villas, while the German kind moves flat to flat inside a block, so the two are not treated the same way.

The third reason

An old road, older drains

The road is old, and many of its buildings went up before the district spread, so their drainage is older and more prone to cracking. The American cockroach finds in a split joint or an aged inspection chamber a steady route up to the ground-floor kitchens, which is why we check the drain runs before settling for a surface spray.

The old Makkah road is an old artery lined with groceries and small eateries. Their stockrooms and the drains that run beside the residential blocks give the German cockroach food and warmth through every month of the year, right against the party walls.

Appliance heat

The heat off a fridge or oven in a small flat kitchen keeps the eggs warm and hatching fast, more so in the units sitting directly above the shops.

The gap behind the fridge is dark, warm and close to food, and it is the first place we open up in the tight kitchens of the apartment blocks along the road.

Water before food

A cockroach needs water before food, so we start with leaks under the bathroom and kitchen and the shared drain lines of the blocks, then close off the food it can reach.

What you see at night

What you see at night on a kitchen wall near a shopfront is not the colony but one that has wandered out of it; we follow the trail back to a crack or a pipe close by.

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

Questions about this district

There are shops under my building on the road, could they be the source?

Often yes, in the mixed buildings along the old Makkah road. A grocery or eatery store keeps water and food on hand all year, and the German cockroach climbs from there into the flats. That is why we look at the unit and its junction with the building, not your kitchen alone.

I live in a villa with a garden, where does the American cockroach get in?

Usually through the inspection chambers and the garden drainage. After an evening watering it leaves the wet ground and heads for ground-floor thresholds and the kitchen. We treat the chambers and the outdoor drains and seal the door thresholds before we turn to anything indoors.

My flat sits above a roadside eatery, is treating my unit enough?

Treating your flat alone is not enough while the eatery below stays a source. As long as its store and drain feed the colony, the cockroaches will keep climbing back. The answer is to treat the junctions between the eatery and the building and close the routes upward, not simply spray your flat.

In a building with shops and flats together, do you treat both?

Yes, and treating them together is the only approach that lasts. If the flats are done and the shop is left, the colony returns from below, and the other way round too. We coordinate with the shopkeeper and the residents so the work happens at once and the movement between the two floors is cut.

A neighbour on my floor treated their flat, why do I still see them?

Because the flats in a block share drain pipes and vertical voids. When your neighbour is treated, the colony moves along that pipework into the next flat rather than dying off. Treatment that works covers the shared risers and the points where they cross between flats, not a single unit on its own.

Do the roadside shops and the traffic bring them in?

The old Makkah road is busy with food shops and stores that open and close, and cockroaches travel in with the cartons and goods delivered to them. We do not chase the road; instead we close your building's entry points and treat the nearby unloading spots so they cannot cross indoors.
