Why they keep coming back in Tarwiyah

The first reason

New build, penetrations not yet sealed

The buildings here are new, and the points where pipes, wiring and air-conditioning pass through fresh walls are often still left open. Through those small gaps the cockroaches walk into a kitchen that was fitted only weeks ago, before anyone has thought to seal a single duct.

The second reason

Open ground right beside the house

The residential plots that have not been built on yet collect rubble, rainwater and uncovered inspection chambers, and they become a nursery for the American cockroach. When that ground dries out or is watered, the insects head for the nearest occupied villa, crossing at the boundary wall and through the garden.

Appliance heat

Newly installed appliances, a fridge or an oven, keep a warm motor running, and that warmth draws cockroaches to the back of them, where they hide and lay.

In a kitchen that has only just been furnished, the fridge is pushed against a freshly painted wall, leaving a dark, warm gap behind it that is the first place we check.

Water before food

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

Questions about this district

I have just moved into a new villa, why are there already cockroaches?

The building is new, but its surroundings are not clean of them. They usually arrived with building materials or moved furniture, or crawled in from the bare plot next door through pipe entries that have not been sealed yet. We find the way in and treat that, not just the sightings.

There is an empty plot beside my house, does it matter?

Yes. Unbuilt land collects rubble, moisture and open inspection chambers, and it is a standing source of the American cockroach. We cannot treat land that is not yours, but we set a barrier at the boundary wall and the entry points of your home to cut the route from the plot indoors.

My block is new but the neighbouring flat is empty, could that be the source?

It can be. An empty flat has no water running through it, so the drain traps dry out and the cockroach climbs the shared stack into it, then on to yours. We treat the drainage points on the whole floor, not your flat on its own.

Is it better to treat before the furniture is moved in?

In an empty new unit, yes. The corners and voids are exposed and the pipe entries are far easier to reach before furniture fills the kitchen and cupboards. Treating the unit while it is bare gets ahead of the problem instead of chasing it later.

The paint and joinery are new, are there really gaps?

Yes. What looks finished hides openings that were never sealed: the pipe entry under the sink, an air-conditioning penetration, the void around an electrical box. Those new routes are exactly what we trace and close after the treatment goes down.

My garden is newly planted and watered daily, is that drawing them in?

Water matters more than food to a cockroach, and daily watering of fresh soil keeps the ground damp right against the building. We do not ask you to stop watering; instead we deal with the collection points at the base of the wall and the part of the garden nearest the kitchen.
