Why they keep coming back in Al Jumayzah

The apartment blocks were built decades ago and have not been maintained properly. Foundations seep water continuously, pipework connects units to each other, and control in one flat simply pushes the infestation next door unless all units are treated together. The first reason

Old tightly-joined buildings with weak foundations and ongoing seepage

Al Jumayzah was built on ancient hillside ground, and foundations seep water continuously. Cracks in the external walls shelter rodents, and successful treatment must reach the foundations, not just the flats above.

The second reason

Small hotels with shared kitchens and daily food storage

Small hotels cannot afford separate kitchens, and food is stored in cramped cupboards. Cockroaches and rodents find a meal every single day, so treatment must be frequent and focus on the food store and the pipework around it.

The third reason

Al Hajoun Street and the Mosque Road bring visitors and litter every day

The streets overflow with coach traffic and Umrah visitors, food waste and scraps scatter on the pavement, and flies and mosquitoes breed rapidly. Doors close to the street draw insects straight into the hotel.

The site decides the shape of the programme

The district clings to a hillside below Al Hajoun Street and Al Masjid Al Haram Road, with water from the upper streets draining downhill to collect at the building foundations. Permanent shade between the older structures maintains dampness throughout the year.

The foot of the wall

The foundation in Al Jumayzah sits high on hillside ground, and water drains from above and pools against the bases. Cracks and seepage create a permanently damp environment that insects exploit.

Frond and block piles

Blocks and materials are stored in small exterior spaces around the buildings, and water gathers around these piles. Regular clearance and removal prevent pests from settling.

Water pools in underground voids and the narrow internal courtyards. Mosquitoes lay eggs in small puddles. Treatment tracks these voids and tight spaces between buildings.

The piles, the rubble, the fallen dates, the feed sacks pushed up against the wall. On any large plot these gather simply because there is room for them, and clearing them brings the numbers down before a single product is used.

The perimeter band and targeted treatment

A band at the foot of the wall and the buildings, treatment into the burrows and cracks, locked rodent stations fixed along the route, and mosquito breeding sites treated in the water itself.

Scheduled visits and a sheet each time

We come back on an agreed schedule, read the same points, renew the band the sun and the irrigation have used up, and write down what was found, what was applied and where, and what the site needs closed.

Fixed and numbered along one route, and closed so that neither a child's hand nor an animal on the site can get into them.
What the site does afterwards

The character of Al Jumayzah

Apartment district: residential blocks, repeated floors and shared entrances

Apartment blocks mean multiple residential units and shared entry halls. Umrah visitors constantly turn over, making coordination between residents and the hotel crucial. Treatment must ensure all units and corridors are covered together for lasting control.

Questions about this district

We are in a high floor flat. Do pests climb up from the ground or drop down?

They climb from the foundations and voids in the external walls, and they drop from gaps between floor slabs and pipework. Insects do not travel in straight lines; they seek every crack and void.

Is the hotel responsible for pest control or are we residents?

The hotel must control shared areas, the kitchen and the corridors. Insects enter the rooms from the corridors and through cracks, so coordination between hotel and residents is essential to succeed.

Treatment takes time. Can we stay in the flat while it is being sprayed?

Treatment takes place when the flat is empty. The products used are safe in voids but presence is not recommended. The time between spraying and re-entry is short.

The neighbour above keeps cats. Does this attract rats?

Cats may catch rats but do not prevent other pests entering. Rats flee to safe voids to escape predators. Control focuses on sealing voids, not relying on cats.

We treated last year and pests came back. Is it because we are on a high floor?

High floors do not protect from pests. Voids and cracks connect all floors. Return means treatment did not cover the boundaries or pests entered via a new route.

Does one treatment kill mosquitoes, midges and gnats at the same time?

These are different species and each lays eggs in different water. Treatment targets the water sources where each species breeds. The programme adjusts by season and species type.
