In mixed-use blocks, service runs and pipe chases between floors provide highways for fleas and crawling insects, requiring targeted injection points that detached villas do not need. The thermal breaks and fire seals around these penetrations are natural harbours for cocoons.

The moisture barrier between a ground shop and the flat above traps humidity within millimetres, and damp creates mould that attracts and sustains flea populations in the first centimetres of the floor structure itself.

The carpet base in ground-floor shops retains moisture far longer than flats, especially near the entrance where water and grit gather daily from footfall.

Where the animal sleeps

The pet may rest in the flat at night and the shop during business hours, so you find sleeping areas marked in both locations with residual dust and dark patches.

Flea dirt

Flea dirt spreads along the base of walls and into floor-level shadows more densely in shops than upper floors, because routine cleaning is less thorough and less frequent.

Furniture edges and upholstery

Furniture edges in shops may be bare metal frames that harbour moisture beneath them, creating damp refuges where flea populations take hold in the gap between frame and floor.

Joints in a hard floor

Seams in hard floors between storeys and around pipe penetrations are highways for fleas moving vertically between blocks; these require direct injection where floor slabs meet.

We confirm it is fleas rather than another biting insect, and fix the animal's sleeping points, its routes and the shaded ground outside. Where there is no animal in the house, we look for the host they came from.

Treat the floors and soft furnishings

A residual with an insect growth regulator, worked into the carpet base, the floor and wall junction and the edges under furniture. The regulator stops a larva becoming an adult, which is what breaks the cycle.

The host and the shade outside

We treat the shaded ground and the outdoor lying spots, and we agree with you that the animal's veterinary treatment happens on the same day, because any host left out of the job re-seeds the floor.

Vacuuming, then the follow-up visit

Repeated vacuuming vibrates the floor and draws the pupae out onto a treated surface. We come back about two weeks later to take the emerged generation before it lays.

Questions about this district

Will I need the shop below treated as well?

Only if the shop shares ventilation, drainage or service runs with your flat. We inspect the connections and treat shared penetrations even if the shop has no pet of its own, to break the vertical corridor fleas use.

Fleas returned after four weeks, did a neighbour's pet cause it?

In mixed-use blocks, adjoining flats may not have been treated. We supply a template letter and encourage you to notify them, but we also apply a protective barrier along your boundaries and repeat treatment with stronger residual effect.

Can you treat the service gap between my flat and the shop?

Yes. We inject residual into gaps around pipes and cables between storeys and seal horizontal cracks at the slab edge from inside wherever access allows, creating a break in the pest route.

The shop below is a pharmacy, does that help?

Pharmacies are usually clean, but they do receive visiting customers' animals. We still treat the vertical penetrations and boundaries to protect your flat from upward migration through the floor structure.

Should I close the shop during my flat's treatment?

Your flat can be sealed and treated independently. Inform the shop owner of the day so they can ventilate after work, but do not let anyone break seals we place in vertical gaps for at least seven days.

How long before the shop reopens normally after treatment?

If only your flat is treated, the shop opens after two hours. If both are treated, wait until evening and ensure all shared gaps remain undisturbed for a full week.
