Why they keep coming back in Al Safa

Restaurants and cafes lining Prince Majid Road face constant cockroach pressure because aged pipes beneath the street are cracked and offer insects direct routes from one neighbour's drains to the next. The method is set out in full on our Fumigation service.

The first reason

Old degraded pipes connect everything underground

In Al Safa, water and sewer networks do not segregate residential from commercial buildings. One crack in a street level pipe joins a restaurant to the flat above it directly. Fumigation must reach under floors and inside walls through these shared runs.

The second reason

Flats above shops need precise sealing barriers

A shop cannot be fumigated while the residential flat above stays open. We build complete seals between levels using plastic sheets and tape, and may fumigate each storey separately with waiting time between.

The third reason

Damp old foundations are insect sanctuaries

Moisture rising from aged foundations keeps lower shop walls perpetually damp, attracting cockroaches, ants and other pests that hide in the cool wet plaster. Fumigation penetrates damp walls far more readily than dry ones.

What decides whether fumigation is the right method

Al Safa is among the oldest established districts of northern Jeddah. Buildings went up decades ago, utility networks are extremely aged, and water leaks and ground damp are routine in foundations.

Grain and feed

Grain and flour stored in restaurant back rooms along Prince Majid Road must be inspected first; fumigation kills any insects hiding in small cracks in grain sacks.

Cartons and packaging

Cartons and boxes stacked in basement storage may be damp from foundation seepage, and gas penetrates them readily.

Pallets and timber

Timber and pallets in shop stockrooms may be cracked or rotted, and insects live inside and along every edge.

How we work

Survey and sampling

We identify the pest and its stage, go through the stock, the racking and the corners, measure the volume, and establish whether the place can be sealed as it stands or a sheeted enclosure has to be built over the stacks.

Sealing and preparation

Sheeting sealed to the floor around the stacks or the room closed up, vents, drains and door edges shut, the area emptied of people and warning signage placed before anything is introduced.

Gas introduction and monitored exposure

The dose is calculated from the volume, the commodity and its temperature, and readings through the period confirm the concentration is still there at the end of the exposure and not only at the start.

Aeration, clearance and the record

Forced ventilation, then repeated readings until the space is handed back, and a report covering what was found, how the enclosure was built, the exposure period, the readings and what needs correcting at goods inwards.

What fumigation includes

A recorded survey

Pest and stage, samples from the commodity, and the volume of the space, before fumigation is decided on at all.
Sealing the enclosure

Vents, floor drains, door edges and cable runs, which is where the gas goes if nobody closes them.
Dosing and monitored exposure

Dose set by volume, commodity and temperature, with readings tracking the concentration to the end of the exposure.
Aeration and clearance readings

Extraction and forced ventilation, then repeated readings, and the space is not opened to staff until a reading allows it.
Monitoring points afterwards

Pheromone traps and check points on the goods inwards route, because fumigation leaves nothing behind to protect what arrives next.

What is different about Airport Sub-Municipality

The Airport sub-municipality covers some of the oldest established districts of northern Jeddah, gathered around King Abdulaziz International Airport between Madinah Road, King Fahd Road and Prince Majid Road. The stock is villas, single family houses and apartment blocks built decades ago, many served by ageing water and sewer lines. Commercial streets such as Quraish, Sari and Sultan bin Salman are lined with restaurants, furnished flats and popular markets. Dense commercial kitchens, worn pipework and the gaps in older buildings give cockroaches and rodents steady food and shelter, and the high resident population keeps that pressure constant through the year.

Questions about this district

If we fumigate a ground floor shop, will it harm the flat upstairs?

Not if we seal the spaces correctly. We use tight plastic sheeting and tape over air vents, water pipes and electrical runs to prevent gas migration between levels.

Why do cockroaches come back so fast after fumigation?

In Al Safa, broken pipes under the street carry cockroaches from neighbouring shops or buildings. Treating one shop at a time fails; all adjacent premises must be fumigated simultaneously.

Does fumigation gas reach insects inside old thick walls?

Yes, old walls have many natural gaps and cracks and gas penetrates them. Some walls are extremely thick; we may need to open an internal cavity to confirm gas reaches the core.

How long does it take to fumigate a shop and flat together?

If we work both levels, we fumigate them completely separately with tight seals between. Each floor may take eight hours or longer depending on size and aeration needed.

Should we repair broken pipes before fumigation or after?

Before is preferable. Repairing pipes first cuts the risk of re infestation from neighbouring buildings significantly.

After fumigation, do we leave the shop and flat sealed or open for air?

We open every door and window, but keep residents and staff outside until aeration fully completes. In Al Safa this may take twelve hours or more.
