Hotels and apartments in Kudai Makkah

Kudai is an old quarter south east of the Grand Mosque reserved for the massive seasonal coach and car parks. A few hotels and residential towers stand here, empty and locked for months between seasons. Insects and rodents establish themselves in the closed and abandoned units, then spread when the next season opens.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Kudai

Units left closed for months provide ideal conditions for rodents and insects. When a season opens, units are unlocked and may contain insects and rodents that have made homes inside. The method is set out in full on our Hotels and apartments service.

The first reason

Hotels and flats locked for months provide safe havens for rodents

Kudai is purely seasonal. Units stay locked and abandoned for long periods between the Hajj and pilgrimage seasons. Rodents and insects settle in these safe dark spaces where water pools around the buildings.

The second reason

Coach parks provide food, water and shelter that attract insects from afar

The enormous coach parks at Kudai create ideal conditions for insects and rodents: food scraps from passengers, standing water in hollows and permanent shade under canopies and structures. This attracts pests from great distances.

The third reason

Opening units after months finds insects and rodents already established

When units are unlocked at the start of a season, insects and rodents that have settled inside spread rapidly. Managers usually call us after arrival or after the first guest complaint.

Landmarks of Kudai

The massive Kudai car parks between the Kudai Ajyad tunnel and Jabal Khandamah provide perfect conditions for insects. Treatment begins at the car parks themselves and extends to the nearby towers and hotels, with separate and more intensive treatment of the parks.

Before treatment

What we check in the room, and behind it

Massive coach and car parks serving seasonal traffic. Hotels and residential towers sit empty and locked for months between peak times. Low lying ground and high humidity that persists year round.

A stripped hotel mattress with its edge piping visible

Mattress and base seams

Mattress seams in locked units accumulate moisture and mould, and eggs stay cemented in damp seams.

A wooden headboard fixed to the wall behind a bed

The headboard

Headboards may hold internal moisture from the long closure, and insects shelter inside safely.

An empty hotel corridor with guest room doors along it

The rooms either side

Adjacent rooms may all be locked together, and insects move easily between abandoned units.

A luggage stand and a wardrobe in a guest room

The luggage stand and wardrobe

Luggage racks and wardrobes may contain food scraps from previous visitors that attract insects and rodents.

A small kitchen with cabinets and a sink inside a serviced apartment

The kitchenette in a unit

The kitchenette in a closed unit may hold food waste trapped inside the fridge or oven.

Industrial washing machines and linen trolleys in a laundry

Laundry and the waste room

Building laundry and waste storage may be locked too, but the moisture and mould inside attract rodents.

How we work

  1. 1

Walk the floor, room by room

We start from what the staff reported, open the beds, lift the headboards and check the rooms either side and the ones above and below, then mark each room as affected, adjacent or clear.

  2. 2

    Treatment outside occupied hours

Seams are vacuumed first, then steam or a targeted application goes onto the seams and joints, dust into the frame voids and behind the skirting, and gel bait through the kitchens and service areas. Nothing is broadcast over soft furnishings.

  3. 3

    Sealing, and the operating routine

We close the skirting gap, the pipe penetration and the gap under the service corridor door, then agree with the staff that linen is bagged inside the room itself, and what gets reported the moment it is seen.

  4. 4

Follow-up, and putting the room back

We come back once the remaining eggs have hatched, read the monitors and open the bed a second time. A room returns to service on the result of that inspection, and the room number and both dates go into the log.

What the hotel and apartment programme includes

  • A technician inspecting with a flashlight

A recorded room by room inspection

Beds opened, headboards lifted, neighbouring rooms checked, and the state of every room number recorded before anything is applied.

  • A spray nozzle in close detail

Treatment of the beds and seams

Vacuuming, then a targeted application on mattress and base seams, frame joints and behind the skirting, never across the open surfaces of the room.

  • A gloved hand applying bait into a joint

Bait and points in the service areas

Gel bait and numbered monitoring positions through the kitchen, the stores and the service corridors, read and logged on every visit.

  • A metal floor drain

    Drains, laundry and waste

Floor gullies, the grease trap, the laundry and the ground around the containers, because that is the source that renews itself daily.

  • A clean kitchen counter after treatment

    Room release and staff guidance

What is covered and cleared before we go in, the ventilation time we set for each case, and what the staff look for when they strip a bed.

  • The visit report being written on a clipboard

    A timed follow-up and a room log

A second visit timed to the hatch, monitors read, and a record carrying the room number, the date of each visit and what was found.

What is different about Al Misfalah Sub-Municipality

Al Misfalah sub municipality runs downhill from the south of the Grand Mosque through Al Misfalah, Kudai and Al Rawabi to Al Taqwa, Al Hindawiyah, Al Khalidiyah and Al Rusayfah at the third ring road. The northern end is old apartment blocks and pilgrim hotels with restaurants along Ibrahim Al Khalil Street and the huge coach parks at Kudai. The south and west are dense popular districts with countless small shops and unplanned hillside housing, some of it already cleared for redevelopment, giving way to orderly land grant schemes in Al Rusayfah beside the railway station.

Questions about this district

Should we treat a unit before opening it for the season or after guests arrive?

Always before. We open every drawer and cupboard for inspection first, then treat the whole building before guests are admitted.

How long does it take insects to establish in a locked unit?

Even a month of closure is enough. Rodents may establish within a few weeks. We recommend preventive treatment before closure as well.

Does standing rainwater around the building increase insect breeding?

Yes, very much. The low ground in Kudai pools water around the foundations, attracting insects and rodents. We focus on improving drainage and ventilation.

Should coach parks have the same treatment programme as the hotel?

No. Coach parks need a separate and stronger programme. We recommend treating the parks every two months minimum.

How do we stop insects and rodents entering from the coach parks into the hotel?

Sealing gaps around foundations and walls next to the car park is essential. We also inspect gaps around pipes and cables running from the park into the hotel.

Can we inspect closed units without opening them?

No. Every unit must be opened and every drawer and cupboard checked. Insects may be trapped inside sealed fridges and small ovens.

How much does hotels and apartments in Kudai cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Kudai.
