Preventive treatment in Al Aziziyah Jeddah

Al Aziziyah is a dense district north east of central Jeddah, restaurants, cafes, shops and food stores line Makarona Road and Tahliah Street with apartment blocks over shops and villas in its numbered sections. Sea moisture reaches from Al Hamra to the west, ageing networks are outdated and dense restaurants supply constant food. The programme reads humidity pressure and food supply from intense commercial activity and ageing infrastructure.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Aziziyah

Restaurants, cafes and shops along the main axes supply reliable, diverse food sources for insects throughout the year. The method is set out in full on our Preventive treatment service.

The first reason

Dense restaurants and shops create ideal pest conditions

Makarona Road, Tahliah Street and Gharnatah Street are filled with restaurants, cafes and small hotels. Restaurants work all day, food waste and cooking moisture create ideal conditions for cockroaches and flies. Night and day insects move between shops and the flats above, and shared windows and roofs offer easy routes.

The second reason

Ageing networks and constant seepage beneath buildings

Water and drainage pipes are decades old and seepage is permanent beneath buildings. Soil beneath shops and flats is constantly damp, creating ideal conditions for insects and rodents. Old foundations crack and openings widen, creating new routes every year.

The third reason

Sea humidity and its effect on old buildings

Al Hamra sits on the sea to the west and salt air and humidity reach Al Aziziyah. Timber, paint and insulation degrade fast. Internal walls are damp and gaps between timber and metal offer very safe shelter for cockroaches and ants.

The character of Al Aziziyah

Mixed district: shops at street level with homes above them

In a dense district packed with restaurants and shops, a flat above a shop faces constant pressure from food, moisture and old networks. The programme reduces entry from the shop first, then monitors shared gaps and the damp foundation. Sealing and monitoring are intensive because sources are permanent and relentless.

Before treatment

What a preventive visit reads

A dense district bounded by Tahliah Street to the north, Gharnatah Street to the south, Al Arbaeen Street to the east and Al Sitteen Street to the west, with restaurants and popular markets tightly packed along Makarona Road.

The base of an exterior wall where the building meets the ground

The base of the outside wall

The outside wall base in an old building beside shops and restaurants is exposed to moisture and seepage. The band must be strong, deep and salt resistant.

An exterior door threshold and the gap beneath it

Gaps and openings

Gaps and openings are numerous because of multiple shops and flats. Shared windows, back doors and electrical ports offer routes for insects.

An outdoor air conditioning unit with a condensate pipe on the wall

Air conditioning condensate

Air conditioning drainage from the flat above a restaurant adds moisture on top of existing moisture. Drainage may back up from the street and pool around the foundations.

A metal floor drain set into a tiled floor

Floor drains

Floor drains from the restaurant, bathroom and kitchen may be broken and shared. Water pools beneath the floor and opens wide routes for insects.

A drip irrigation line in damp soil beside planting

Irrigation against the wall

Irrigation against the wall is rare in Al Aziziyah but moisture from restaurants and leaks is permanent. Monitoring points track actual moisture.

A closed monitoring station at the foot of a wall

The monitoring points

We place monitoring points at the foundation base shared with restaurant and shop, and at shared gaps and windows.

How we work

  1. 1

    The baseline survey

We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.

  2. 2

    Close the routes

Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.

  3. 3

The band and the placed product

A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.

  4. 4

The scheduled visit: read, renew, record

We read the points to see which side is under pressure, renew the band where sun or irrigation has taken it, aim the visit at what the coming season opens up, and write down what was found and what was used.

What the preventive programme includes

  • A technician inspecting with a flashlight

A survey, then a check every visit

Entry points, moisture sources and storage, recorded before anything is applied and revisited each time.

  • A gloved hand applying bait into a joint

    Monitoring points that get read

At the wall and floor junction, under sinks and in the store, checked on every visit rather than only the last one.

  • A spray nozzle in close detail

    A renewed exterior band

At the wall base and around the openings, put back wherever sun or irrigation took it between visits.

  • A metal floor drain

    Drains, water lines and waste

The water seal in the drains, the condensate line and the ground around the bins, which are the standing water and food sources.

  • A clean kitchen counter after treatment

    Between the visits

What to keep dry, what to keep closed, and what is worth a call before the next date. Ventilation we tell you before the visit.

  • The visit report being written on a clipboard

A scheduled visit and a record of each

An agreed date, what the points held, what was treated, and what changed since last time.

What is different about Al Aziziyah Sub-Municipality

The Al Aziziyah sub municipality takes in the established heart of northern Jeddah, from the Al Hamra corniche on the Red Sea to Al Rehab east of King Abdullah Road. Its buildings date back decades, mostly mid rise apartment blocks over shops and closely packed restaurants along Makarona Road, Tahliah Street and Palestine Street, alongside villas and hotel towers near the shore. Sea humidity is high in the western districts, plumbing and drainage in the older blocks are ageing, and food outlets, hospitals and irrigated gardens are everywhere, conditions that favour cockroaches, ants, mosquitoes and rodents throughout the year.

Questions about this district

My flat is directly above a restaurant. Is that more dangerous than normal housing?

Yes, much more. The restaurant below runs all day and cockroaches and flies climb into your flat. The programme focuses here on sealing the flat and protecting the barrier between restaurant and home. Restaurant cleanliness is essential.

The building is very old and the dampness is severe. Does the programme help?

The programme reduces insect entry but severe dampness is a separate problem. You must address dampness yourself or fix the pipes. Monitoring points show you where conditions are getting worse.

The district is close to the sea. Does the salt air affect the programme?

Yes, salt air speeds decay of walls and timber. We use salt resistant materials in the external band and extra insulation.

The building is shared ownership and each flat is different. Is pest pressure uniform?

No, each flat has different pressure depending on the neighbouring properties and nearby restaurants. A flat beside a restaurant or above a shop faces higher pressure than a flat further away.

Shared windows and a shared roof. Do they affect the programme?

Yes, shared gaps offer routes for insects to move between flats. Sealing windows and gaps from your side is most important. Shared points need agreement between residents.

I hear cockroaches beneath the floor and ants in the walls. Can they be treated?

Yes, cockroaches and ants live in gaps and seeps. The programme reduces new entry and monitoring points show you where they are. You may need additional specialist treatment.

How much does preventive treatment in Al Aziziyah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Aziziyah.
