Tank leak repair in Al Fayha Makkah

Al Fayha is a new expansion zone in north west Makkah laid out across wide vacant plots with modern planning. New villas and apartment blocks are built on deep foundations but groundwater is very high here. Leaks may stem from excess groundwater pressure or from cracks in newly settled tanks.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Fayha

Soil here is very wet due to high groundwater, and new residents report leaks from the tank base rather than the top. The method is set out in full on Tank leak repair in detail.

The first reason

High groundwater pressure pushes against foundations and tanks

Al Fayha sits at low elevation and groundwater is close to the surface. Pressure from below forces water through fine cracks in tanks and pipes.

The second reason

New villas on wet soil that has not yet settled

Villas are built on new foundations but wet soil and seasonal earth movement cause cracks. Rooftop tanks move with building movement.

The third reason

Groundwater flows beside the foundations

High groundwater means soil saturated with water. Very high moisture around the tank base and pipes speeds leaks and corrosion.

Landmarks of Al Fayha

Access to Al Fayha tanks is via the old Jeddah-Makkah Road from the As Salamah and Al Hamra side. Umm Al Mumineen Road bounds the zone on the east and the northern Haram boundary crosses it. Al Fayha Park, the shopping area and Al Fayha mosque serve as landmarks.

Where the water leaves decides how it is repaired

A new expansion zone in north west Makkah between As Salamah, Al Hamra and Al Buhayrat. Old Jeddah-Makkah Road runs south and the northern Haram boundary crosses Umm Al Mumineen Road. Al Fayha Park, shopping centres, mosques and new buildings define the zone.

Below-tank leaks appear around the tank base and pipes where groundwater pressure forces water through any small crack.

The kind of crack

Cracks in plastic and metal widen under constant groundwater pressure. Inspection requires lifting the tank and looking from below.

The wall to floor junction

Pipe entry points into the tank leak from high pressure from below. The joint between pipe and tank is the weakest point.

Moisture from groundwater is very high around tanks and pipes. Minerals and lime from groundwater deposit around leak sites.

The condition of the old lining

Tanks on deep foundations may move with seasonal wet soil movement. Movement causes new cracks around joints.

Slow leaks from below may not show until long after they begin. Inspection requires monitoring the level after all usage stops.

How we work

  1. 1

    Inspect and locate the leak

We close the float valve and the outlet, mark the water level and watch it fall, then check the fittings and the wall beside it. That separates a tank leak from a pipe leak or a float valve that never shuts.

  2. 2

    Drain, clean and dry

We empty the tank, lift the sediment off the base, wash back to sound concrete and let the surface dry. No repair holds on a damp or dusty face.

  3. 3

Repair the cracks and the entries

We cut the crack open, fill it with a non-shrink mortar, inject anything still weeping and rebuild around the pipe sleeve. A joint that moves takes a flexible detail, not a rigid one.

  4. 4

    Refill, test, then sterilise

We refill, read the level again to confirm the drop has stopped, then sterilise before the water is used, because the tank has been open with tools and hands inside it.

What tank leak repair includes

  • A technician inspecting with a flashlight

    A marked level test

A reading before and after with everything shut, which establishes that the loss is the tank and not the plumbing.

  • A metal floor drain

    Draining and sediment removal

Water and silt out of the base, so the floor and the walls can be seen as they really are.

  • A spray nozzle in close detail

    Pressure wash and dry back

The weak layer and the dust come off, because a repair only holds on sound concrete.

  • A gloved hand applying bait into a joint

    Cracks opened and filled

The crack is cut open and filled with a non-shrink mortar, and anything still weeping under water pressure is injected.

  • The visit report being written on a clipboard

    Refill and a recorded test

We refill, read the level again and write the reading down, so the result is not a matter of opinion.

  • A clean kitchen counter after treatment

    Sterilised and back in service

A wash and a sterilisation once the material has cured, and guidance on running the first fill off before the water is used.

What is different about Al Umrah Sub-Municipality

Al Umrah sub municipality covers the north west of Makkah along the Madinah road and the old Jeddah road, from At Tanim and Masjid Aisha to An Nawwariyah. Its districts are the city's newest, villas and apartment blocks raised on wide schemes where large tracts in Al Umrah Al Jadidah, Al Fayha and Al Buhayrat remain vacant or under construction. Wadi Saraf and Wadi At Tanim run through it and rainwater gathers on unfinished schemes, ihram shops, restaurants and coach stops along the Madinah road serve a constant flow of pilgrims, and villas fill Al Hamra and Umm Al Jud.

Questions about this district

Why do Al Fayha leaks come from below and not above?

Groundwater is very high and pressure from below forces water through fine tank cracks. Below-tank leaks are harder to spot.

Do deep foundations stop groundwater reaching the tanks?

Deep foundations reduce leakage but do not stop it. If groundwater is very high, it can enter through any small crack.

Does moisture from park irrigation worsen the high groundwater problem?

Yes. Continuous irrigation raises the groundwater table. Al Fayha Park is constantly watered and this increases pressure on tanks from below.

Does draining groundwater from around the building stop leaks?

It may reduce them but not eliminate them. Good drainage lowers pressure but a crack in the tank itself needs direct repair.

Should the tank be replaced because of high groundwater?

Repair and drying is enough in most cases. Replacement is needed only if pressure from below is very severe and the tank very weak.

Does the northern Haram boundary crossing Umm Al Mumineen Road affect Al Fayha tanks?

It may have an indirect effect. The boundary divides the zone but its impact on groundwater or pressure is very limited.

How much does tank leak repair in Al Fayha cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Fayha.
