Tank leak repair in Zamzam Makkah

Zamzam is a northern extension of Al Sharai between Uhud and Wadi Al Jaranah, a new scheme on open ground north of the Makkah to Taif expressway and reached from Al Jaranah Road from the west. Few buildings stand here and tanks are new. Small ravines in the district drain water toward Wadi Mudarraja, and seasonal moisture creates water pressure on tanks from the south and east.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Zamzam

Building is very slow and tanks are few, plots are large and unsettled, and small ravines affect groundwater distribution. The method is set out in full on our Tank leak repair service.

The first reason

Small ravines drain water toward Wadi Mudarraja

Small gullies in the district drain seasonal runoff toward the east and north east toward Wadi Mudarraja. Tanks on slight rises may face water pressure from the south and east.

The second reason

Pipes run across rough ground with no final grading

The ground in Zamzam has not been levelled and small ravines have not been filled. Pipe runs from tank to house may bend around gullies or break from ground movement.

The third reason

New tanks on large unsettled plots

Large plots with little building mean foundations take a long time to settle. The tank may sag or shift with slow soil movement.

The character of Zamzam

New development: ongoing construction and vacant plots between the homes

The district is very new with very large plots and ground not fully settled. New tanks may bend and shift with soil. Repair may need two stages: urgent repair of the current leak, then inspection and final repair after soil has settled for several months.

Before treatment

Where the water leaves decides how it is repaired

A northern extension of Al Sharai on newly planned open ground north of the Makkah to Taif expressway, reached from Al Jaranah Road on the western side.

A concrete wall marked with damp and a white salt bloom

Damp and salt on the outside wall

Water level testing after closing valves must run at least 12 hours in Zamzam as ground may be seasonally wet.

A fine crack running across a concrete surface

The kind of crack

Inspecting the tank base and sides for cracks after drying, especially if the tank has bent with ground movement.

The corner where a concrete floor meets a wall

The wall to floor junction

Inlet and outlet points on pipes are prone to leaks from tension and movement, and pipes may need re-securing.

Water pipes passing through a concrete wall

Pipe entries

Long pipe runs may bend around small ravines and need rerouting or extra brackets.

A blistered and peeling layer on a concrete surface

The condition of the old lining

Groundwater may rise seasonally from nearby ravines, and drainage around the tank may be needed.

What the tank is made of

Level testing after repair must continue for weeks before the tank is deemed safe, as ground may continue to move.

How we work

  1. 1

    Inspect and locate the leak

We close the float valve and the outlet, mark the water level and watch it fall, then check the fittings and the wall beside it. That separates a tank leak from a pipe leak or a float valve that never shuts.

  2. 2

    Drain, clean and dry

We empty the tank, lift the sediment off the base, wash back to sound concrete and let the surface dry. No repair holds on a damp or dusty face.

  3. 3

Repair the cracks and the entries

We cut the crack open, fill it with a non-shrink mortar, inject anything still weeping and rebuild around the pipe sleeve. A joint that moves takes a flexible detail, not a rigid one.

  4. 4

    Refill, test, then sterilise

We refill, read the level again to confirm the drop has stopped, then sterilise before the water is used, because the tank has been open with tools and hands inside it.

What tank leak repair includes

  • A technician inspecting with a flashlight

    A marked level test

A reading before and after with everything shut, which establishes that the loss is the tank and not the plumbing.

  • A metal floor drain

    Draining and sediment removal

Water and silt out of the base, so the floor and the walls can be seen as they really are.

  • A spray nozzle in close detail

    Pressure wash and dry back

The weak layer and the dust come off, because a repair only holds on sound concrete.

  • A gloved hand applying bait into a joint

    Cracks opened and filled

The crack is cut open and filled with a non-shrink mortar, and anything still weeping under water pressure is injected.

  • The visit report being written on a clipboard

    Refill and a recorded test

We refill, read the level again and write the reading down, so the result is not a matter of opinion.

  • A clean kitchen counter after treatment

    Sterilised and back in service

A wash and a sterilisation once the material has cured, and guidance on running the first fill off before the water is used.

What is different about Al Sharai Sub-Municipality

Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.

Questions about this district

Do the small ravines in Zamzam cause tank leaks?

Ravines drain runoff seasonally and may raise groundwater. If a tank is low or near a ravine, water may push on it from the south.

Why do new tanks on unsettled ground leak?

The ground moves and settles slowly. The tank may bend or shift with the soil, causing cracks or tension on pipes.

Does tank lining fix cracks?

Lining may delay the leak but does not repair cracks. If cracks are at the base, they must be fixed first.

Should we wait before repair if the ground is still settling?

Waiting may help but leaks get worse. Fix the current leak first, then wait before a final repair after soil has fully settled.

Are inlet and outlet points more prone to leak than the tank base?

Entry and exit points sit under water pressure and risk tension from tank movement. They may leak before the base if seals are weak.

What do we check first in a new tank on unsettled ground?

We inspect inlet and outlet points, rubber seals and the base. If the tank is visibly moving, we may wait for soil to settle before final repair.

How much does tank leak repair in Zamzam cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Zamzam.
