Water tank sealing in Zamzam Makkah

Zamzam is an emerging northern extension on open ground north of the Makkah to Taif expressway. The area is sparsely built with planned plots but little construction yet. The few tanks present suffer from rare rainfall, wet soil and unstable foundations.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Zamzam

The area is mostly open ground and buildings are very sparse, with tanks facing problems from unstable foundations and moving soil. The method is set out in full on what Water tank sealing involves.

The first reason

Unstable foundations on shifting soil

Zamzam soil contains clay and sand that shift with seasonal moisture and small wadi flows. Tanks shift slightly with soil movement and this creates cracks in walls and floors.

The second reason

Small ravines drain water directly

Small wadis cut through the area draining toward Wadi Mudarraja. In winter and rare rain events water flows rapidly and raises moisture around tank foundations.

The third reason

New building on uncompacted ground

The area is emerging and building is sparse so foundations have not fully settled. Tanks are built on new bases that may shift with soil movement.

The character of Zamzam

New development: ongoing construction and vacant plots between the homes

An emerging area on open ground means foundations may not yet be stable. Tanks face problems from soil movement and seasonal moisture, so sealing requires a firm base and foundation repair may come first.

Before treatment

What we read before any material is opened

A northern extension of Al Sharai between Uhud and Wadi Al Jaranah on open ground north of the Makkah to Taif expressway, with planned plots and minimal building so far, cut by small ravines that drain toward Wadi Mudarraja.

A fine crack running through a concrete wall

Cracking in the wall

Concrete surface contains cracks from soil movement and foundation shift from seasonal moisture.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Floor-to-wall joints may separate slightly if the tank shifts with soil movement.

A coating flaking away from a concrete surface

The condition of the old lining

Inlet and outlet pipes may bend or break if foundations are unstable.

Limescale deposits inside a water pipe

Sediment and scale

High moisture around the tank from wadis and groundwater increases wall pressure.

Water pipes passing through a concrete wall

The pipe entries

Foundations rest on shifting clay and sand and may move with seasons and rare rain.

The hatch and the vent

Water leaks may appear in different places as soil shifts, not at one fixed point.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Al Sharai Sub-Municipality

Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.

Questions about this district

Why do tanks in Zamzam crack easily?

Soil in the area shifts from seasonal moisture and wadi flow. Soil movement causes tank displacement and wall cracks.

Does rare rainfall affect the tank?

Yes. Rare rain raises moisture around the tank and increases pressure on foundations. The tank may shift slightly and create new cracks.

Does sealing protect the tank from soil movement?

Sealing stops leaks but does not prevent soil movement. If foundations are very weak, foundation repair must come first.

How deep should a new foundation be in Zamzam?

Foundations must be deep to pass through shifting soil layers. Engineering review is needed before building.

Does reshaping ground drainage solve the tank problem?

Improving water drainage around the tank reduces moisture. But if soil is very weak, foundation repair is also needed.

When should a tank be sealed in new construction in Zamzam?

Weeks after building when foundations have settled slightly. Waiting reduces risk of new cracks from initial settlement.

How much does water tank sealing in Zamzam cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Zamzam.
