Water tank cleaning in Al Asalah Jeddah

Al Asalah is a small recently built district in the far north between Madinah Road and the Haramain expressway, close to King Abdullah Sports City and bordered by Al Falah and Al Hamdaniyah. The area sits in a zone of active construction and high coastal humidity where Wadi Obhur crosses the land. New villas and apartment blocks line streets that are not yet fully paved, and the drainage network is incomplete. Tanks here must contend with dust from unpaved roads and salt-laden air.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Asalah

New villas here are not far from the coast, and the tank collects saline coastal humidity that deposits on walls much faster than tanks in inland districts. The method is set out in full on how we approach Water tank cleaning.

The first reason

Unpaved streets send dust and clay into the tank quickly

Most of Al Asalah's internal roads are still earth tracks. Construction traffic and heavy lorries raise plumes of fine dust and wet clay. This dust enters through ventilation holes, hairline cracks in cheap covers and simple inspection ports, forming a thick grey layer on the floor within weeks.

The second reason

Coastal salt and humidity accelerate deposits and corrosion

Nearness to the coast and Wadi Obhur means salt particles ride the air and salt seeps up through the soil. Salt deposits quickly on tank walls as a thick white crust, corrodes iron pipes and fittings, and requires stronger disinfection than inland districts. The salt does not yet taste in the water but it signals active seepage.

The third reason

Wadi moisture and seasonal humidity strain the tank's defences

The wadi brings seasonal moisture after rain, and year round humidity means the tank faces constant pressure from algae and fungal growth. Cheap covers and simple vents do not resist damp air seeping inward. The tank here needs more frequent cleaning and more vigorous maintenance than drier areas.

Before treatment

The condition of the tank decides the method

Al Asalah is a newly built district between two fast roads, its internal streets partly unpaved, surrounded by ongoing construction, and exposed to coastal humidity from Wadi Obhur and the sea nearby.

Fine brown sediment beneath shallow water

The layer on the floor

Dust and clay from unpaved roads forms a thick grey layer on the tank floor that requires sustained high pressure to shift completely.

Water turned green by algae

Light and algae

Light and coastal humidity combine to speed algae growth on the walls, particularly in the lower third where darkness is less complete.

A damp concrete wall carrying a dark deposit

The deposit on the wall

Sea salt and dissolved minerals deposit a thick white crust on the tank walls that needs vigorous scrubbing and frequent repetition to remove.

A concrete surface with a fine hairline crack

The lining and hairline cracks

Fine cracks and simple openings in the tank lining allow coastal salt and moisture to seep inward, especially after rain when the water table rises.

The lid of a water tank on a building roof

The lid and the access hatch

Simple tank covers and wide ventilation holes permit salt-laden and humid air to enter from the coast and surrounding humidity.

A plastic pipe leaving the exterior wall of a building

The vent and the overflow pipe

Overflow and vent pipes on tanks near the coast carry salt particles and moisture, and need separate cleaning and rust resistant coating.

How we work

  1. 1

    Inspect before the drain

Tank type and material, the condition of the lining, the depth of the sediment, the lid and the vent, and where the drained water will go. We agree the window without supply before anything is opened.

  2. 2

    Drain, then lift the sludge

The water leaves through the outlet, then the layer beneath it is taken out by hand and by suction. That layer is the reason for the visit, not the water that ran out ahead of it.

  3. 3

    High pressure wash

Walls, floor and the joint where they meet, with a brush wherever the film resists, then the wash water is taken out completely so nothing we lifted settles again.

  4. 4

Disinfect and put back in service

Disinfectant over every internal surface, left for its contact time and then rinsed out, followed by the refill, a first draw off at the taps, and a report on what was inside the tank.

What water tank cleaning includes

  • A technician inspecting with a flashlight

    An inspection before the valve

Tank type, lining condition, depth of sediment, lid and vent, recorded before any water leaves.

  • A metal floor drain

    Full drain and sediment removal

The water through the outlet, and the layer below it by hand and by suction until the floor itself is showing.

  • A spray nozzle in close detail

    Pressure washing walls and floor

High pressure across the surfaces and corners, and a brush on anything water alone will not lift.

  • A gloved hand applying bait into a joint

    Disinfection after the wash

A disinfectant intended for drinking water tanks, named to you before it is used, left for its contact time and then rinsed out.

  • A clean kitchen counter after treatment

Refill and the first draw off

We refill, run the taps so the new water moves through the pipework, and tell you when it is ready to use.

  • The visit report being written on a clipboard

A report and the next date

What was inside the tank, anything on the lid or the lining that needs repair, and a sensible date for the next clean.

Questions about this district

Can sea moisture from nearby reach the tank and make water taste salty?

Coastal humidity carries fine salt particles that enter the tank through small openings and hairline cracks. The salt deposits in the walls and pipework, but does not usually reach the water in quantities large enough to taste salty unless the tank is very close to the shore or has a major leak.

Unpaved roads around the villa send dust into the tank. How often should we clean it?

In Al Asalah where construction continues and roads are still earth, the tank needs cleaning every four months at minimum. Once the streets are paved and the drainage network is complete, the interval can extend to six months.

Does algae grow faster in the tank because of coastal humidity here?

Yes. High humidity, salt and nitrogen in the coastal air create ideal conditions for algae. If light enters the tank through even a small crack, algae multiply rapidly within two to three weeks.

After heavy rain the water runs very cloudy. Is it the tank or the pipes?

After rain the groundwater rises, and unpaved roads shed clay and dust into collection points and open drainage channels. Contaminated rainwater may enter weak pipes. But most turbidity comes from the tank itself, which may have let dirty rainwater in through small cracks.

Is cleaning an Al Asalah tank different from a coastal district like Al Basatin?

Al Asalah is slightly closer to the sea than Al Basatin, and humidity is higher. Salt deposits faster and algae grow more quickly. Disinfection here must be stronger and the interval between cleans is shorter than at Al Basatin.

The tank cover is rusty and smells strongly of sea salt. Is the sea responsible?

Yes. Sea salt and coastal humidity eat away at the metal on the tank surface and lid. Rust signals ongoing corrosion. This weakens the cover over time and allows insects and dirt to enter. Cover replacement every two to three years is necessary in this location.

How much does water tank cleaning in Al Asalah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Asalah.
