Water tank sealing in Al Asalah Jeddah

Al Asalah is a newly developing district in north Jeddah near King Abdullah Sports City. Villas and apartment buildings here were built only a few years ago and their tanks have not yet faced prolonged pressure or testing. New concrete cracks quickly from thermal expansion and water pressure, and small leaks grow rapidly.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Asalah

Villas and apartments in Al Asalah were built in the last 5-8 years and tanks were constructed in concrete that has not yet faced long-term stress. The method is set out in full on the full Water tank sealing page.

The first reason

New concrete needs acclimation time

New tanks experience significant thermal expansion stress in the first years. Fine cracks appear because the concrete has not yet been tested in the hot climate.

The second reason

Initial lining is insufficient for long-term pressure

Most new tanks have simple paint coatings that cannot withstand sustained pressure from household use. After 5-8 years leaks appear.

The third reason

Wadi Obhur and seasonal moisture in the north

Wadi Obhur runs near the district and raises humidity in certain seasons. New concrete absorbs moisture causing rapid expansion and cracking.

The character of Al Asalah

New development: ongoing construction and vacant plots between the homes

Al Asalah is an emerging district with new villas and apartments where new concrete needs preventive sealing before pressure causes cracks. Sealing here is an early investment in long-term protection, not repair of old damage.

Before treatment

What we read before any material is opened

A small, recently developing district in north Jeddah between Madinah Road and the Haramain expressway, near King Abdullah Sports City and bordered by Al Falah, Al Hamdaniyah, Taibah and Al Firdaws. Wadi Obhur runs through it and villas and apartments are still under construction.

A fine crack running through a concrete wall

Cracking in the wall

Floor inspection reveals starting cracks from thermal expansion and water pressure.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joint inspection detects weakness in seals in young tanks with no time history.

A coating flaking away from a concrete surface

The condition of the old lining

Lining inspection reveals defects in initial coating or early separation.

Limescale deposits inside a water pipe

Sediment and scale

Extreme heat in Al Asalah causes rapid concrete and new lining expansion.

Water pipes passing through a concrete wall

The pipe entries

Moisture from Wadi Obhur increases water absorption into fine cracks.

The hatch and the vent

Algae and contamination can appear quickly if cracks allow light and moisture entry.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Obhur Sub-Municipality

Obhur sub-municipality runs along Jeddah's northern shoreline from Al Shati up to Obhur Creek. It mixes large villas and gated compounds with busy commercial spines of restaurants, cafes, markets and hotels. Sea humidity is high for most of the year and salt laden breezes keep timber and render damp, while irrigated gardens and lawns surround the corniche and the villa plots. Standing irrigation water, dense planting and food waste from the hospitality strip suit cockroaches, mosquitoes and ants, and the chalets and rest houses scattered along the creek stand empty for long spells, which lets insects and rodents settle undisturbed.

Questions about this district

Why do new villa tanks in Al Asalah need sealing when they are so recent?

New concrete needs 3-5 years to acclimate, after which fine cracks appear and require modern sealing for protection.

Does a minor leak from a new tank signal a construction fault?

It may result from natural concrete maturation and thermal expansion, not necessarily a building defect.

How old should a tank be before it needs real sealing?

Between 3-8 years depending on use and climate. In Al Asalah thermal stress is high so sealing may be needed sooner.

Does Wadi Obhur affect water quality in the tanks?

Humidity from the wadi may speed cracking. The water itself remains safe if the tank is properly sealed.

Do new villas need less sealing than old ones?

The opposite. New concrete cracks faster than old. New villas may need sealing sooner.

Should we wait until a leak appears before sealing?

Possible, but a leak means cracks are present and have grown. Preventive sealing is cheaper and safer than waiting.

How much does water tank sealing in Al Asalah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Asalah.
