Water tank sterilization in Al Asalah Jeddah
Al Asalah is a newly established district in far north Jeddah between Madinah Road and the Haramain expressway, with construction and development still ongoing. Tanks here are often new and unused, or contain brown water from sediment generated by new pipes and building materials. Sterilization begins with deep cleaning to remove sediment and rust before the first full treatment.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Asalah
The district is still under development with villas and apartment buildings being constructed now, and new tanks contain sediment from building materials and galvanized piping. The method is set out in full on what Water tank sterilization involves.
New tanks and sediment from building materials
New villas and apartment buildings contain recently drained or unused tanks. New pipes and metal materials leave red and brown rust deposits from iron oxide and chemical residue.
Wadi Obhur and seasonal soil moisture
Wadi Obhur runs through Al Asalah and leaves high seasonal moisture in the soil. New underground tanks and foundations may leak or absorb moisture from the wadi.
Ongoing development and active construction
The district remains under construction, and new tanks may contain dust and debris from adjacent building sites. Sterilization requires thorough initial cleaning before use.
The character of Al Asalah
New development: ongoing construction and vacant plots between the homes
Al Asalah is a newly developing district with modern villas and apartment buildings under construction. Tanks here are new and require very thorough initial cleaning to remove building material sediment and rust before actual sterilization.
What we read inside the tank before anything starts
A small, recently established district in far north Jeddah between Madinah Road and the Haramain expressway, close to King Abdullah Sports City and bordered by Al Falah, Al Hamdaniyah, Taibah and Al Firdaws. Wadi Obhur passes through it.
Sediment on the floor
Brown and red sediment from new galvanised pipes and metals settles on floor and walls.
The slime film on the wall
Biofilm is still weak in new tanks, but construction dust and debris provide growth medium for bacteria.
Light and heat
Weak cracks and joints in new tanks provide entry points for moisture and dust from building sites.
The lining and any cracking
Wadi moisture and ongoing construction create very wet conditions around the tank.
The lid and the openings
Internal cavities and gaps in the new tank contain heavy building material deposits and rust.
What shows up at the tap
Microorganisms and construction dust appear visibly in stagnant water from unused new tanks.
How we work
-
1
Inspect and record the condition
We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.
-
2
Drain and lift the sediment out
The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.
-
3
High pressure wash
Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.
-
4
Sterilize, rinse, then return to service
The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.
What water tank sterilization includes
-
A recorded inspection
Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.
-
Draining and sediment removal
The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.
-
High pressure washing
Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.
-
Sterilizing the internal surfaces
A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.
-
Line flush and aftercare
Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.
-
The next cycle
We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.
What is different about Obhur Sub-Municipality
Obhur sub-municipality runs along Jeddah's northern shoreline from Al Shati up to Obhur Creek. It mixes large villas and gated compounds with busy commercial spines of restaurants, cafes, markets and hotels. Sea humidity is high for most of the year and salt laden breezes keep timber and render damp, while irrigated gardens and lawns surround the corniche and the villa plots. Standing irrigation water, dense planting and food waste from the hospitality strip suit cockroaches, mosquitoes and ants, and the chalets and rest houses scattered along the creek stand empty for long spells, which lets insects and rodents settle undisturbed.
Questions about this district
Why is water brown in newly installed tanks?
Deposits come from new galvanized pipes, metals and iron oxide. Deep cleaning and flushing remove most of these deposits.
Does sterilization of a new tank differ from an old one?
Yes. A new tank requires very thorough initial cleaning to remove sediment and rust before actual sterilization.
Does ongoing construction around the tank affect water quality?
Yes. Dust and debris from nearby building sites enter the tank through ventilation or small cracks. The tank needs a tight cover and regular cleaning.
How many times should a new tank be sterilized in the first year?
We recommend full cleaning and sterilization after construction completion, then again after three months to ensure water is free of remaining sediment.
Does Wadi Obhur moisture affect underground tanks?
It may if the tank is very close to ground level. Underground tanks may need additional moisture barrier insulation.
Can new tank water be used before the first sterilization?
We do not recommend it. Water may contain building material sediment and residue. Initial cleaning and sterilization are essential before human use.
How much does water tank sterilization in Al Asalah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Asalah.
