Water tank sealing in Al Abidiyah Makkah
Al Abidiyah is the modern main campus of Umm Al Qura University on the Taif Road south east of the city. The campus overlooks the plain of Arafat and tanks are spread across college buildings, the university hospital and student housing. Tanks here face high pressure from massive and variable water demand throughout the day. Pipes and joints are under high hydrostatic pressure and many tanks together cause cross-linked leaks.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Abidiyah
Campus buildings are very new and water systems are highly complex. Many tanks, long pipe networks and high pressure cause repeated leaks at joints and foundations. The method is set out in full on our Water tank sealing service.
Massive and variable water demand creates high pressure
The university has thousands of students and staff, and the hospital, restaurants and student housing consume enormous water volumes. High pressure causes constant stress on tank walls and joints.
New foundations may be uneven or improperly levelled
Modern campus buildings were built quickly on new ground. Foundations may not be perfectly level, and an unlevel tank leaks from one side.
Chemical reaction between water and new concrete
Campus concrete has not yet fully cured. Continuous water causes slow dissolution of salts and minerals from fresh concrete, weakening the inner surface and creating pinhole leaks.
Landmarks of Al Abidiyah
Access to Umm Al Qura University campus runs via the main Taif Road. The Arafat plain, King Abdullah Library, the stadium, Wadi Uranah and Wadi Numan are natural and built landmarks defining the campus zone.

What we read before any material is opened
Umm Al Qura University modern campus on the Taif Road south east of Jeddah, housing colleges of sharia, engineering and medicine, the university hospital, library, and stadium, bounded by Wadi Uranah and Wadi Numan.
Cracking in the wall
Cracks start in the floor from continuous high hydrostatic pressure, and new concrete is weaker than mature concrete.
The floor to wall joint
The floor-to-wall joint faces very high pressure, and water leaks from this point first.
The condition of the old lining
Water inlet and outlet pipes are under high pressure, and seals around pipes are the first leak point.
Sediment and scale
Moisture is continuous and hot water from the hospital and restaurants causes rapid deterioration of new concrete.
The pipe entries
The entire tank must be carefully inspected under pressure to find small and weak leaks.
The hatch and the vent
Bacteria and mould grow fast in new tanks, so regular and continuous sterilisation is essential.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Aziziyah (Makkah) Sub-Municipality
Al Aziziyah sub municipality runs from the Bin Dawood markets to the Al Hada road and carries pilgrim traffic to Mina. Hotel towers and furnished apartment blocks fill and empty with the Hajj and Ramadan seasons, and the kitchens, restaurants and markets along Al Masjid Al Haram Road and King Abdulaziz Road leave food waste at every peak. Southwards the fabric loosens into villas and planned streets in An Naseem and Al Awali, then Al Abidiyah's campus and the old farms of Al Husayniyah, where Wadi Uranah holds water after rain and farm enclosures shelter rodents and reptiles.
Questions about this district
Why do university campus tanks leak more than residential areas?
The campus has massive water demand and pressure is very high. Many tanks and complex pipe networks cause repeated leaks at joints and foundations.
Is lining alone enough for new tanks or do we need foundation work too?
Lining protects the inside. But if foundations are uneven or pressure is very high, we may also need foundation reinforcement and tank re-levelling.
Does new concrete require longer before lining?
Yes. New concrete needs longer cure time before lining. We wait at least 6 months after a new tank is built before treating it.
Does high pressure cause leaks inward or outward or both?
High pressure forces water inward to outward. Water finds its way through small cracks and weak joints.
How often does each tank need full inspection per year?
At least twice yearly because high pressure and heavy use cause rapid deterioration. Full inspection catches leaks early.
Does installing a pressure regulator on the tank reduce cracking?
Yes. A regulator reduces sudden high-pressure spikes and helps extend the life of the lining and tank.
How much does water tank sealing in Al Abidiyah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Abidiyah.
