Water tank sealing in Al Amwaj Jeddah

Al Amwaj is a northern coastal district with modern villas, new residential compounds and plots still under construction. Salt spray and high humidity reach directly from the sea, and salt air attacks concrete and steel fast. Water tanks here face relentless corrosive pressure from the coastal environment.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Amwaj

Buildings and villas are relatively new but tanks show signs of corrosion and leaking within a few years of installation due to salt and humidity. The method is set out in full on how we approach Water tank sealing.

The first reason

Concrete erosion from salt and sea moisture

Salt spray penetrates concrete and coatings faster than in inland areas. Exposed tanks suffer rapid surface wear and iron rust under the paint from salt-laden air.

The second reason

New villas and compounds balance construction with maintenance

New villas and compounds under construction install fresh tanks but cannot provide lasting sealing from day one. Roof-exposed tanks offer a wide surface to salt, sun and moisture.

The third reason

Coastal location accelerates deterioration

Proximity to the sea means higher salt concentration and faster tank water evaporation. Resealing is needed every two to three years instead of five in inland districts.

The character of Al Amwaj

Coastal area: high humidity and salt air through the year

Al Amwaj is a coastal district with new villas and developing plots, and tanks face a completely different environmental challenge than inland areas. Salt and sea air mean sealing must be stronger and recoating and inspection must happen far more often.

Before treatment

What we read before any material is opened

A coastal northern district between Obhur Road and Prince Abdulmajeed Road, with new villas, plots under development and beach resorts along the seafront.

A fine crack running through a concrete wall

Cracking in the wall

Internal surface shows fine cracks and wear at corners from rapid wet-dry cycles.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Openings, inlets and pipe entries leak because salt eats old sealant and rubber seals fail.

A coating flaking away from a concrete surface

The condition of the old lining

External walls show seeping from fine cracks and long fractures widened by thermal movement.

Limescale deposits inside a water pipe

Sediment and scale

Moisture concentrates on internal surfaces and in cracks; salt remains after evaporation and accelerates corrosion.

Water pipes passing through a concrete wall

The pipe entries

Foundation and floor beneath the tank suffer continuous seepage from moisture and salt leaking through walls.

A metal cover over a water tank opening

The hatch and the vent

External coating and sealant become salt-saturated, losing effectiveness after one or two years under continuous coastal pressure.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Dhahban Sub-Municipality

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.

Questions about this district

Why did my new tank start leaking after just one year?

Salt and sea moisture attack paint and sealant fast. Roof-exposed tanks need strong sealing from the start and regular recoating.

Does sealing protect against salt and rust?

Yes, sealing stops salt and water entering the concrete. But salt continues attacking the outer surface, so additional protective paint recoating is needed annually or every two years.

Is a roofed tank better than an open-topped one?

Yes, covered tanks need less aggressive sealing. But even enclosed tanks in Al Amwaj need inspection because salt enters through vents and pipe openings.

Is there a tank type better suited to coastal areas?

Modern fibreglass or high-density plastic tanks resist salt better. But if you have a concrete tank, strong sealing and protective coating are essential.

What causes the very high humidity in coastal tanks?

Salt air, natural dew, and rapid evaporation leave high salt concentration. Small openings and cracks allow continuous moisture entry.

How often should a tank be inspected annually in Al Amwaj?

At least twice a year, once after summer and once before. Coastal areas need more frequent inspection than inland districts because deterioration is faster.

How much does water tank sealing in Al Amwaj cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Amwaj.
