Water tank sealing in Al Furusiyah Jeddah

Al Furusiyah is a new district in north east Jeddah around the equestrian club, with recent villas and apartment blocks built on foundations in mixed sandy and clay soil. New tanks face moisture and leak problems from installation because foundations settle naturally in the loose ground. Sealing and lining must account for local soil movement and expected foundation settlement.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Furusiyah

Buildings and villas here were built in recent years on foundations in sandy soil, and tanks show cracks and leaks within the first or second year of installation. The method is set out in full on how we approach Water tank sealing.

The first reason

Sandy soil and natural settlement

Al Furusiyah sits on light sandy soil prone to movement and settling under load. New tanks experience stress from foundation movement and cracks appear at weak points.

The second reason

New tanks and modern pipe entries

Most villas and apartments here have newly installed concrete or fibreglass tanks. Pipe entry points and lower joints need special care because modern materials expand and contract with temperature changes.

The third reason

Active construction season and ongoing movement

The district remains under construction beside occupied villas, with excavations and neighbouring building work causing vibrations and stress on tanks. Leaks worsen when there is active digging near properties.

The character of Al Furusiyah

New development: ongoing construction and vacant plots between the homes

A new district means tanks are new but foundations are still settling and buildings naturally subside. Treatment focuses on flexibility and adaptation to expected movement, not just fixing current cracks.

Before treatment

What we read before any material is opened

A newly developed district in north east Jeddah around the equestrian club, bounded by Asfan Road to the north and Al Furusiyah Street to the west, next to Al Bashair and Al Rahmaniyah, with villas, apartment buildings and wide plots still under construction.

A fine crack running through a concrete wall

Cracking in the wall

Modern concrete and fibreglass still expand and contract with temperature swings, especially in open areas facing direct sun.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Foundations on sandy soil settle naturally in the first year, creating stress on tanks.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entry points and lower joints are weakest and leak when even slight movement occurs.

Limescale deposits inside a water pipe

Sediment and scale

Seasonal humidity and morning dew cause leaks through fine cracks in the surface.

Water pipes passing through a concrete wall

The pipe entries

Cracks usually form at corners and points bearing the greatest load stress.

The hatch and the vent

Clean sterilised water needs a very tight internal surface, and fine cracks may allow bacteria and dirt to enter.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Taybah Sub-Municipality

Taybah sub municipality covers the newly built districts of north east Jeddah along Al Haramain Road and Asfan Road. New villas and apartment buildings stand among vacant plots, building sites and half finished subdivisions. Al Hamdaniyah is the oldest and densest part with its markets and shops, while Al Furusiyah, Al Bashair, Al Rahmaniyah, Al Falah and Al Salihiyah are mostly recent. The ground is inland and away from the sea, dry and dusty, rest houses, camps and stables on the fringes draw flies and crawling insects, and constant digging and construction stirs rodents out of the empty plots.

Questions about this district

Why do new tanks in Al Furusiyah crack quickly?

The sandy soil beneath them moves and the foundation settles naturally. New tanks have not yet adapted to movement and cracks form at weak points.

Does thermal expansion of new concrete cause leaks?

Yes. New concrete expands and contracts with heat and moisture. Joint points and pipe entries are weakest and leak first.

Is external sealing alone enough or do we need internal lining too?

In Al Furusiyah where movement is active, internal lining is essential because it protects the water-facing surface from micro-cracks.

Do excavations next to the villa cause tank problems?

Yes. Nearby digging and building work create vibrations and pressure on foundations, cracking tanks.

What is the difference in treating concrete versus fibreglass tanks?

Concrete needs long-term lining; fibreglass is less prone to cracking but joint seals are the weak point. Each type needs a different approach.

Is it safe to refill the tank quickly after repair?

No. The lining must dry completely and materials must set. Early refilling causes treatment failure.

How much does water tank sealing in Al Furusiyah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Furusiyah.
