Water tank sealing in Al Salihiyah Jeddah
Al Salihiyah is a new district east of Al Hamdaniyah and south of Al Falah, with modern villas, houses and new apartment buildings. Tanks here are very new but exposed to intense heat and direct sunlight. Proper sealing protects tanks from early cracking and safeguards water in its early years.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Salihiyah
Most tanks here were built in the last five years and the district has not yet reached full building density because many plots between buildings remain empty. The method is set out in full on how we approach Water tank sealing.
New villas with tanks on high exposed roofs
Al Salihiyah villas are very new and tanks sit on high sun-exposed roofs from dawn to dusk. Concrete is new but heat causes cracks through structural stress.
Modern streets and easy access
Al Salihiyah is planned in neat subdivisions with Al Furusiyah as the main road and wide side streets. Access to villas and tanks is very easy and heavy equipment reaches them without difficulty.
High demand pressure from repeated water cycles
A new district full of new families with high water demand. Tanks fill and empty rapidly and repeated pressure cycles cause cracking.
The character of Al Salihiyah
New development: ongoing construction and vacant plots between the homes
Al Salihiyah is a new development with very new villas, apartment buildings and empty lots. All tanks are new and treatment is simpler than in old quarters. Villas are exposed to sun on all four sides and preventive sealing protects tanks from early cracking.
What we read before any material is opened
A new district laid out in north-south divisions east of Al Hamdaniyah and south of Al Falah and Al Rahmaniyah, accessed via Al Furusiyah Street, with subdivisions of recent villas and apartments and vacant plots lying between buildings.
Cracking in the wall
Cracks from thermal expansion start at the floor-to-wall joint and new concrete shows them faster than old.
The floor to wall joint
Pipe entries are relatively few in new villas but each is made to new standards which may be stronger or weaker.
The condition of the old lining
Internal walls are very new and have not seen long water exposure and interior paint may not have fully dried yet.
Sediment and scale
Interior moisture comes from new construction and fresh concrete holds natural moisture and external heat creates large temperature differences.
The pipe entries
The foundation beneath the tank is new and the floor is strong but heat causes small cumulative movement in length.
The hatch and the vent
High exposed roofs face sun from all sides and sealing needs complete protection from above and all sides.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Taybah Sub-Municipality
Taybah sub municipality covers the newly built districts of north east Jeddah along Al Haramain Road and Asfan Road. New villas and apartment buildings stand among vacant plots, building sites and half finished subdivisions. Al Hamdaniyah is the oldest and densest part with its markets and shops, while Al Furusiyah, Al Bashair, Al Rahmaniyah, Al Falah and Al Salihiyah are mostly recent. The ground is inland and away from the sea, dry and dusty, rest houses, camps and stables on the fringes draw flies and crawling insects, and constant digging and construction stirs rodents out of the empty plots.
Questions about this district
Why do new tanks in Al Salihiyah need sealing quickly?
Tanks are very new and intense heat causes rapid expansion. Cracks may appear in the first year if they are not protected.
Are new tanks better protected than old ones?
New tanks are made with better materials but intense heat affects them too. Preventive sealing protects even new tanks.
Do the empty plots around villas affect their tanks?
Yes. Empty plots mean villas are exposed to wind and sun from all sides. Tanks face more heat than villas in denser quarters.
How long is safe to wait before sealing a new tank?
It is best to seal the tank after 6 months from construction, before the first small cracks appear.
Does easy access in Al Salihiyah save on labour costs?
Yes. Wide roads and easy rooftop access reduce work time and costs.
Do new villas need backup tanks during treatment?
Some new villas have small backup tanks but many do not. We need to coordinate with villa owners to supply water.
How much does water tank sealing in Al Salihiyah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Salihiyah.
