Water tank sealing in Al Mansour Makkah

Al Mansour is an old commercial quarter strung along Prince Mansour Street from Al Hajoun Road down to Ibrahim Al Khalil Street. The tanks here sit on roofs of ageing buildings exposed to direct sun and constant thermal expansion and contraction. Cracks and leaks develop in a natural cycle for these aging tanks.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Mansour

Most buildings here date from the 1970s and 1980s, and the original tanks are now over forty years old with concrete naturally cracking under age. The method is set out in full on our Water tank sealing service.

The first reason

Tanks on old exposed flat roofs

Tanks sit on flat roofs with no thermal insulation, exposed to sun, heat and cold causing daily expansion and contraction. Hairline cracks start small but grow wider over decades.

The second reason

Joints between old tank and roof and pipework

Copper and old steel pipes are fixed directly to tank walls with no flexible joints. Tank movement creates stress at entry and exit points, and leaks start there.

The third reason

Busy commercial use requires constant water supply

Ground-floor shops, cafés and small hotels consume water throughout the day at high rates. Constant pressure on the tank accelerates concrete fatigue and cracking.

What we read before any material is opened

A busy commercial quarter running along Prince Mansour Street, with shops and markets on ground floors and apartment blocks above. It is bounded to the north by Al Hindawiyah and to the south by the middle ring road, with Sheikh Ibn Hassan Mosque marking the district centre.

A fine crack running through a concrete wall

Cracking in the wall

Inner surface inspection reveals silt and mineral deposits from hard water running through old pipework.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Cracks concentrate in tank corners and at the floor level where water pools and pressure is highest.

A coating flaking away from a concrete surface

The condition of the old lining

Old copper pipe joints corrode and create point stress on tank walls.

Limescale deposits inside a water pipe

Sediment and scale

Old concrete is porous and moisture seeps slowly from outer walls especially during the rainy season.

Water pipes passing through a concrete wall

The pipe entries

The weak point or nest of failure in the tank is usually at the floor or in the corner where wall meets floor.

The hatch and the vent

Constant hydrostatic pressure from water worsens the leak gradually if sealing is delayed.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Mansour

Commercial area: offices, showrooms and small stores

An old commercial quarter means tanks serve shops and small hotels with very high water use. Tanks are mounted on roofs of ageing buildings with no modern thermal insulation, and treatment must account for old pipe fixings and stressed joints.

Questions about this district

Why do tanks in Al Mansour crack faster than in newer districts?

Tanks here are very old and original concrete is weakened by sun, moisture and salt. Daily expansion and contraction speeds natural cracking.

Does sealing the tank stop leaks coming from the pipe joint?

Sealing covers the inner surface but the pipe joint needs separate removal and repair because pressure concentrates there.

How many times does an old tank need sealing before it stabilises?

If the tank is very old, it may need further work after some years. Sealing stops new leaks but does not reverse concrete ageing.

Is the water safe immediately after sealing?

After emptying, cleaning and sealing we sterilise the tank completely before new water is filled.

Do ground-floor shops need special tank treatment because of high water use?

Shops use more water so pressure is higher. We apply sealing and joint work with extra care.

Does tank sealing stop water leaking down the external wall?

If the leak comes from inside only, yes. But if the external wall is cracked, it may need separate outside sealing.

How much does water tank sealing in Al Mansour cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Mansour.
