Water tank sealing in Al Falah Jeddah

Al Falah is a new district in north Jeddah beside King Abdullah Sports City, with villas, apartment blocks and shops. Tanks here are relatively new but intense heat and seasonal changes cause cracks quickly. Proper sealing protects water from contamination and extends tank life.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Falah

Most tanks in Al Falah were built in the last fifteen years and are exposed to direct sunlight all day on exposed building roofs. The method is set out in full on how we approach Water tank sealing.

The first reason

Villa tanks on exposed roofs

Al Falah villas have tanks on open roofs with no sun protection. Temperatures reach 50 degrees Celsius, causing rapid expansion and contraction, and cracks appear at floor-to-wall joints.

The second reason

Multiple pipe entries and exits

Modern villas need multiple connections for inflow, outflow and drainage. Each pipe entry is a weak point and sealing at these joints must be absolutely tight.

The third reason

Peak water demand in summer months

Al Falah needs very high water volumes in summer for irrigation, bathing and drinking. The tank empties and refills rapidly and repeated pressure cycles accelerate cracking.

The character of Al Falah

Mixed district: shops at street level with homes above them

Al Falah is a mixed district with villas and apartment buildings, meaning tanks come in different sizes. Villas have small tanks that are easy to access, while apartment buildings have larger tanks set deeper in structures. Sealing method varies by tank size and roof position.

Before treatment

What we read before any material is opened

A mixed new district in north Jeddah beside King Abdullah Sports City, bounded by Al Bashair to the north, Al Hamdaniyah and Al Salihiyah to the south and Al Rahmaniyah to the east.

A fine crack running through a concrete wall

Cracking in the wall

Cracks in the floor start at the corner joint where wall meets floor, and heat accelerates their appearance.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Five or six pipe connections in the tank, each one a point of water loss and contamination risk.

A coating flaking away from a concrete surface

The condition of the old lining

Internal walls face repeated water exposure and pressure, and salt accumulates on surfaces and weakens concrete.

Limescale deposits inside a water pipe

Sediment and scale

Interior moisture is constant and external heat creates temperature differences between inside and outside.

Water pipes passing through a concrete wall

The pipe entries

The foundation and floor provide tank stability but small cracks start there and spread upward.

The hatch and the vent

Exposed roofs face direct sun, dust and wind, which degrade old sealers very quickly.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Taybah Sub-Municipality

Taybah sub municipality covers the newly built districts of north east Jeddah along Al Haramain Road and Asfan Road. New villas and apartment buildings stand among vacant plots, building sites and half finished subdivisions. Al Hamdaniyah is the oldest and densest part with its markets and shops, while Al Furusiyah, Al Bashair, Al Rahmaniyah, Al Falah and Al Salihiyah are mostly recent. The ground is inland and away from the sea, dry and dusty, rest houses, camps and stables on the fringes draw flies and crawling insects, and constant digging and construction stirs rodents out of the empty plots.

Questions about this district

Why do new tanks in Al Falah crack so quickly?

Intense heat and direct sunlight cause rapid expansion and concrete cracking. Modern tanks are thinner than older ones and fail faster under thermal stress.

Does sealing protect only against leaks or against contamination too?

Sealing protects against both. Cracks allow dust, insects and bacteria to enter from outside.

How often do I need to reseal the tank?

Depending on sealing type and heat exposure, sealing lasts 5 to 10 years before renewal is needed.

Can we seal the tank without emptying it?

No. The tank must be completely empty. The surface must dry completely before any sealer is applied.

Do pipe joints need special handling during sealing?

Yes. Pipe connections are the critical points. Each entry must be sealed separately before the entire floor surface is sealed.

Does villa design affect sealing method?

Yes. Villas have relatively small tanks that are easy to access. Every section can be treated precisely, unlike large tanks in apartment buildings.

How much does water tank sealing in Al Falah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Falah.
