Water tank sealing in Al Shubaikah Al Jadid Makkah

Al Shubaikah Al Jadid is a new residential district in south-west Jeddah with new villas scattered among large empty plots. Wide streets and large distances between buildings mean tanks are protected from local pollution but fully exposed to sun and wind. Tanks here need strong sealing to withstand harsh climate stress.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Shubaikah Al Jadid

The district is brand new and construction is scattered. Few villas are inhabited. Existing tanks are new but most of the area remains incomplete and many tanks remain empty under full sun exposure. The method is set out in full on what Water tank sealing involves.

The first reason

Wide streets and large spacing between villas

The district is laid out with very wide streets and large distances between villas. Tanks on villa roofs are completely exposed with no shelter from neighbouring buildings. Western and southern winds strike them with full force.

The second reason

Empty tanks left for long periods

Most villas are under construction and tanks have been empty since installation. Hot sun dries coating and sealant, and night moisture may cause dew accumulation on exposed surfaces.

The third reason

Fuel stations and sports pitches cause dust and pollution

Fuel stations and pitches on the district edges bring airborne dust and pollutants. Leakage allows this dust into water, so strong sealing prevents contamination.

A new residential district in south-west Jeddah under Crown Prince schemes three and four, with new villas and wide empty plots on broad streets. It lies between Al Shamiyah Al Jadid and Harat Al Bab Al Jadid on Al Laith road, with fuel stations and sports pitches marking the edges.

A fine crack running through a concrete wall

Cracking in the wall

Surface inspection focuses on thermal cracks caused by temperature swing in the fully exposed open-plan location.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joints and pipes may be weak from transport and storage in open areas before installation.

A coating flaking away from a concrete surface

The condition of the old lining

The wall-to-floor joint may expand or contract from thermal movement in empty tanks fully exposed to sun.

Limescale deposits inside a water pipe

Sediment and scale

Night dew and moisture accumulate on surfaces, rapid daytime evaporation causes internal pressure swings.

Water pipes passing through a concrete wall

The pipe entries

Empty tanks may collect rare Jeddah rain, encouraging algae and plant growth in cracks.

The hatch and the vent

Mechanical damage from strong winds may crack the tank, so inspection must check for wind-related wear.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Shubaikah Al Jadid

New development: ongoing construction and vacant plots between the homes

Scattered new villas in open ground mean tanks sit isolated with no shelter from other buildings. Sealing must be strong enough to resist intense sun, strong winds and sharp thermal swings.

Questions about this district

Does a long-empty tank need inspection before use?

Yes. Tanks left empty under sun and wind for weeks or months may develop thermal cracks. Pre-emptive inspection and sealing are essential before first filling.

Why does dust from fuel stations and pitches affect tanks?

If a tank leaks, dust and pollutants enter through small holes. Strong sealing keeps water clean.

Does a tank in open ground withstand less pressure than one in the old city?

Tanks in open areas face greater stress from sun, wind and thermal swings. Sealing must be stronger here.

Is sealing part of the tank enough or must the whole tank be sealed?

If leakage is in one spot, spot repair may work. But inspection must rule out other problems first.

How often should new empty tanks be checked?

One thorough inspection before use is enough. But if a tank remains empty in sun for over a month, a second check is safer.

Does leaking from joints need replacement or just sealing?

If the old joint is sound, strong sealing works. If the joint is cracked or weak, replacement is better.

How much does water tank sealing in Al Shubaikah Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Shubaikah Al Jadid.
