Water tank sealing in Al Falaq Al Jadid Makkah

Al Falaq Al Jadid is a newly built quarter in the Crown Prince scheme with modern villas and commercial shops rising on land that was desert. The tanks here are new but exposed to intense sun and rapid temperature swings near Jabal Aghzul. Fine cracks appear in new tanks before filling, and early sealing prevents leaks from the start.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Falaq Al Jadid

Most villas and shops were built in the last two years, and tanks are new but suffer fine cracks from thermal shrinkage and slight movement in fresh foundations. The method is set out in full on the full Water tank sealing page.

The first reason

New tanks and concrete shrinkage

Villas and shops were built recently and tanks are brand new but concrete has not yet settled. The extreme heat in Al Falaq Al Jadid causes rapid shrinkage and hairline cracks appear before the tank is first filled.

The second reason

Floor-to-wall joints in new villas

Villas built recently may have poorly sealed joints. Water finds its way into the corner between floor and wall when the tank is first filled.

The third reason

Direct sun exposure and intense heat

Jabal Aghzul rises near the quarter and tanks face direct sun all day. Water heats rapidly and repeated expansion and contraction speeds crack formation.

The character of Al Falaq Al Jadid

New development: ongoing construction and vacant plots between the homes

Al Falaq Al Jadid is newly built, and tanks here are new but need immediate sealing. Villa and shop construction is fast, and tanks may not be properly sealed from the start, so sealing here focuses on fixing cracks and weak joints before first use.

Before treatment

What we read before any material is opened

A newly built quarter in the Crown Prince scheme south of Jeddah, between Harat Al Bab Al Jadid and Al Laith Road, with modern villas and shops and open land still surrounding the foot of Jabal Aghzul.

A fine crack running through a concrete wall

Cracking in the wall

Hairline cracks in new concrete are the primary issue, from rapid thermal shrinkage and slight movement in fresh foundations.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Floor-to-wall joints are weak in quickly built villas and water penetrates them within days of first use.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entries and new pipework may not be fully sealed and the packing around them may not be properly filled.

Limescale deposits inside a water pipe

Sediment and scale

High humidity and intense heat cause rapid expansion in new concrete, and daily temperature swings crack the surface.

Water pipes passing through a concrete wall

The pipe entries

The new tank floor may be flat but unsealed, and water finds weak points when first filled.

A metal cover over a water tank opening

The hatch and the vent

New water filling the tank for the first time carries sediment and particles that settle on the surface and require cleaning and sterilisation before normal use.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about South Makkah Sub-Municipality

South Makkah sub municipality is the belt of Crown Prince schemes south of Al Ukayshiyah, along the Al Laith road and the extension of Ibrahim Al Khalil Road to the Fifth Ring Road and the Non Muslims bypass. Most of it is still bare: granted plots awaiting houses, new villas standing alone, open building sites and unfinished paving and drainage. Wadi Uranah and its tributaries cross the low ground and hold water after rain, hills close it in, and rodents, reptiles and scorpions shelter in stacked materials and foundation pits before the neighbourhoods fill up.

Questions about this district

Should new tanks be sealed immediately after construction?

Yes. New concrete shrinks and must be sealed before the tank is filled with water. Fine cracks appear in the first weeks and early sealing prevents leaks.

Why do cracks appear in new tanks?

New concrete shrinks in extreme heat, and Al Falaq Al Jadid is very hot. Hairline cracks are normal but must be fixed before use.

Do joints differ between old tanks and new villas?

Yes. Old villas were built without attention to joint sealing. New villas were built quickly and joints may be weak as well.

Can a tank be sealed without emptying it completely?

No. The tank must be fully drained. We take the inner surface back to sound substrate, repair cracks and joints, then apply new sealing.

How long does sealing take from start to use?

It depends on tank size and cracks present. After repair and sterilisation, it may take two to three days before the tank can be refilled.

Does heat from Jabal Aghzul affect the type of sealant used?

Yes. We use a sealant that tolerates fast expansion and contraction in extreme temperature swings.

How much does water tank sealing in Al Falaq Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Falaq Al Jadid.
