Water tank sealing in Al Shuruq Jeddah

Al Shuruq is a mixed quarter with apartment blocks, villas and street-level shops. Tank history runs deep here because the district grew slowly over decades, and salt water spray from the sea and rare rainfall have left their mark on internal surfaces. Cracked and leaking tanks are very common among older and mid-age installations.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Shuruq

Most tanks in Al Shuruq were built between the 1980s and 2000s, and many have not been serviced for a decade or more. Leaks, moisture and internal dampness are widespread problems. The method is set out in full on Water tank sealing in detail.

The first reason

Old apartment block tanks

Al Shuruq apartment blocks date to the 1970s and 1980s, built with old red cement tanks. Fine cracks and major structural splits are present in most, and leaks from the floor or pipe entry points are routine.

The second reason

Villas and open-top tanks

Private villas in the quarter have tanks on roofs or ground level, exposed to weather. Sun, rare rain and salt air cause surface erosion and multiple crack lines.

The third reason

Shops, restaurants and warm water demand

Retail shops, restaurants, bakeries and repair workshops run continuous warm water through tanks. Hot water causes expansion and contraction, and existing cracks widen rapidly.

The character of Al Shuruq

Mixed district: shops at street level with homes above them

Al Shuruq is mixed residential and commercial, with tanks of many sizes and ages. Treatment must account for actual usage patterns (light domestic or heavy commercial), the tank's true volume, and exact location before planning begins.

Before treatment

What we read before any material is opened

A mixed quarter east of Haramain Road between Al Wahah and Al Tawfiq, with apartment buildings, villas, flats and ground-floor retail shops. Palestine Road runs through it and King Abdullah Road bounds it to the south.

A fine crack running through a concrete wall

Cracking in the wall

Vertical and horizontal cracks in tank walls start from thermal cycling caused by hot and cold water and sun exposure.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Pipe openings, outlets and valves at the floor and sides need precise repair because most leaks originate at these points.

A coating flaking away from a concrete surface

The condition of the old lining

The floor-to-wall joint is the weakest point in any old tank, and leaks concentrate there due to constant pressure.

Limescale deposits inside a water pipe

Sediment and scale

Internal moisture from steam and warm water leaves a layer of mineral deposit and salt residue on interior surfaces.

Water pipes passing through a concrete wall

The pipe entries

The ground foundation beneath the tank may be uneven, creating unequal stress on the walls.

A metal cover over a water tank opening

The hatch and the vent

Salt water from coastal air or external seepage causes cement corrosion and weakens the structure rapidly.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Umm Al Salam Sub-Municipality

The Umm Al Salam sub municipality covers the east and south east of Jeddah along the Old Makkah Road and the Haramain Road. It pairs recently planned districts such as Al Wahah, Al Nakhil and Al Shuruq with popular districts that grew outside formal planning, including Al Harazat, Al Mahamid and Umm Al Salam. The older areas have ageing drainage, unpaved streets and vacant plots where building waste collects, conditions that suit rodents, cockroaches and ants. The newer areas are ringed by half built subdivisions and open excavations.

Questions about this district

Why do old heavy tanks in Al Shuruq leak from the floor?

The floor has endured years of moisture and corrosion under load. Fine cracks develop over time and leaks worsen progressively.

Do small hairline cracks need full sealing or spot repair?

Small cracks can develop into major problems. Full sealing is better because it prevents future expansion and contraction stress.

How do we know if the tank is leaking or if moisture is just from air humidity?

True leaks leave water marks or pooling on the ground beneath the tank. Air moisture spreads evenly across all surfaces.

Is tank sealant safe for drinking water if it uses chemical products?

We use approved food-safe sealants only. After sealing, the tank is flushed and sterilised before returning to service.

Tanks in mixed-use villas and shops need different treatment?

Yes. Residential and commercial tanks see different usage patterns. Commercial tanks handle heavier use and warmer water.

If we refill the tank quickly after repair, does the sealant cure properly?

No. The sealant must cure for adequate time. Premature refill may prevent proper bonding and leaks can recur.

How much does water tank sealing in Al Shuruq cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Shuruq.
