Water tank sealing in Safa Makkah

Safa is a new development district at the southernmost edge of Al Sharai municipality and contains recently built homes with serviceable tanks. But the sandy soil and intense heat accelerate concrete cracking. Freshwater is scarce here and wells are distant, so tank sealing protects against soil salinity and heat damage.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Safa

Buildings here are recently completed and tanks are 1 to 5 years old. Early cracking appears because of intense thermal cycling and the pressure from sandy soil. The method is set out in full on Water tank sealing in detail.

The first reason

New tanks in an extremely hot zone

Tanks here are newly built but summer temperatures reach 50°C. Daily expansion and contraction causes cracks in floors and internal columns.

The second reason

Sandy soil and lateral pressure

Soil here is loose sand, but seasonal moisture from rare rains causes the soil to swell. Lateral pressure on tank walls opens fresh cracks.

The third reason

Remoteness and distance from repair services

The district is far from commercial centres and service providers. Residents depend on a single tank, so any leak means water shortage for days.

What we read before any material is opened

A new development district in the southernmost part of Al Sharai sub-municipality, south west of Al Mughammas, between Jabal Al Tariqi and the channels of Wadi Al Sharai and Wadi Urana. Most plots are still unbuilt and far from services.

A fine crack running through a concrete wall

Cracking in the wall

Fine cracks in the floor appear in the first months because of rapid thermal expansion and new concrete that has not yet stabilized.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Soil salinity deposits on internal walls from seasonal moisture and lateral pressure from wet sandy soil.

A coating flaking away from a concrete surface

The condition of the old lining

Cracks around entry ports and pipe connections widen with heat, and gaps between concrete and pipes become major leak points.

Limescale deposits inside a water pipe

Sediment and scale

Moisture from damp sand beneath the tank pushes on the floor and walls, causing seasonal swelling.

Water pipes passing through a concrete wall

The pipe entries

The first failure point in the tank is at corners and floor-to-wall junctions where pressure is highest and cracks deepest.

The hatch and the vent

Dust and sand enter through cracks and openings and temporarily seal them, masking the true scale of damage.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Safa

New development: ongoing construction and vacant plots between the homes

New development zones mean tanks were built quickly and concrete has not fully cured. Intense heat and sandy soil accelerate cracking, so sealing must be thorough from the start before damage accumulates.

Questions about this district

Do new Safa tanks need sealing immediately?

If tanks are less than 5 years old with standard construction, inspection first determines urgency. Fine cracks may not show now but will under intense heat.

Is thermal expansion the main cause of leaks here?

Yes. The gap between day and night temperatures in Safa is very large, and new concrete is not yet accustomed to this cycling.

Does sealing stop new cracks that will form later?

Sealing protects the current surface from water and salt but cannot prevent new cracks in the concrete itself. Regular inspection is necessary.

Does sand and dust affect the seal?

Yes. Dust and sand enter cracks and crevices and clog them temporarily. Deep cleaning before sealing is essential.

How often do new tanks need sealing in the first year?

Inspection every 6 months in year one is sufficient. Full sealing once is enough for two years if monthly checks are done.

Does soil salinity affect the seal?

Very much. Sandy soil carries salt traces and salt-laden moisture penetrates concrete. Sealing must be complete both inside and outside.

How much does water tank sealing in Safa cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Safa.
