Water tank sterilization in Al Adl Jeddah

Al Adl is a mixed district in south east Jeddah combining villas and apartment buildings on busy commercial axes. Tanks here serve dense residential areas, a large hospital and retail shops. Exposure to dust from main roads and humidity from commercial and hospital activity causes rapid sediment and biofilm accumulation on tank walls and floors.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Adl

Tanks in this district are exposed to dust and pollution from main roads and congested commercial axes, and serve high residential density. The method is set out in full on our Water tank sterilization service.

The first reason

Dust and pollution from main roads enters tanks

The district lies between Old Makkah Road and the Jeddah-Makkah Expressway. Dust and traffic pollutants enter tanks when openings are accessed and ventilation is disturbed.

The second reason

Tanks serve hospital and commercial shops together

Al Thaghr Hospital is a large facility in the district, creating large centralised water consumption. Hair salons, restaurants and retail shops add humidity and continuous water flow.

The third reason

High population density puts constant tank pressure

The district is densely populated with government apartment buildings and private villas. Both shared and private tanks face high consumption pressure.

Landmarks of Al Adl

Access to Al Adl runs via Old Makkah Road from the west and the Jeddah-Makkah Expressway from the east, with Al Thaghr Hospital, Al Noor Mosque and Al Adl Park as primary orientation landmarks.

What we read inside the tank before anything starts

A district in south east Jeddah between Old Makkah Road and the Jeddah-Makkah Expressway, with Al Farouq to the west and Al Fadl to the east and North Prince Fawaz to the south. Apartment buildings and villas sit on busy commercial axes, served by Al Thaghr Hospital, Al Noor Mosque, Anas ibn Malik Mosque and Al Adl Park.

Fine wet sand seen close up

Sediment on the floor

Heavy sediment contains dust particles and pollutants from main roads, plus minerals from hard water.

A concrete wall carrying a damp green layer

The slime film on the wall

Biofilm grows rapidly because high humidity from retail shops and hospital provides ideal conditions for algae and bacteria.

A plastic water tank standing on a rooftop

Light and heat

Connected pipework holds internal sediment and contaminants, especially pipes serving the hospital where pressure and consumption are highest.

A concrete surface carrying fine cracks

The lining and any cracking

Humidity inside and around the tank is very high due to nearby commercial activity and hospital operations.

A metal cover over a water tank opening

The lid and the openings

Foreign particles and pollutants enter the tank through ventilation openings and weak points, especially dust from the main roads.

A glass of water on a kitchen counter

What shows up at the tap

Water in the tank loses free chlorine quickly due to heat, continuous consumption and external pollutants requiring additional chlorine for treatment.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about South Sub-Municipality

The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.

Questions about this district

Does dust from main roads affect water quality in the tank?

Yes. Dust and pollutants from Makkah Road and the expressway enter the tank when openings are accessed. Sediment here contains dust particles and external pollution contaminants.

Does hospital consumption affect sediment accumulation?

Significantly yes. The hospital creates large centralised consumption and continuous water flow. High consumption causes faster evaporation and mineral concentration on the floor.

Do shared tanks in this district need sterilization more often than other areas?

Yes. High population density, the hospital and retail shops mean shared tanks empty quickly. High consumption and frequent openings create conditions for faster buildup.

What impact does humidity from retail shops have on the tank?

Restaurants, hair salons and shops using large amounts of water create additional humidity around the tank. Humidity accelerates algae and bacterial growth on external and internal walls.

Do tanks between main roads need more detailed inspection?

Yes. Dust and external pollutants enter more easily. Inspection of external walls and openings is important to identify entry points.

Is one annual sterilization enough for tanks serving a hospital?

No. Tanks serving hospitals provide water for sensitive medical activities. Sterilization twice yearly is recommended at minimum.

How much does water tank sterilization in Al Adl cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Adl.
