Water tank sterilization in Al Balad Jeddah

Al Balad is Jeddah's historic heart and a UNESCO World Heritage site, home to very old stone houses with flat rooftops and internal courtyards. Tanks are mounted on rooftops or in narrow ground-level rooms between thick walls. Water travels slowly through pipes twisted inside the walls, and sediment accumulates at every bend and restriction.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Balad

Residents and shopkeepers report that water flows very slowly and pressure is very weak, a problem that worsens in summer as heat builds in the black stone rooftops. The method is set out in full on our Water tank sterilization service.

The first reason

Stone houses with very thick walls and twisted pipes

Heritage houses are built from very thick coral limestone, and old copper or metal pipes are buried inside the walls and bend at each corner. Leaks and internal rust reduce the effective diameter of the pipes.

The second reason

Small tanks on hot stone rooftops

The flat rooftops of stone houses are very hot in summer, and small tanks mounted on them face large temperature swings. Hot water accelerates bacterial growth and biofilm formation.

The third reason

Crowded souqs increase demand and strain on tanks

Al Balad is a famous commercial quarter and the souqs and shops are very dense. Water demand fluctuates throughout the day, and small tanks cannot maintain steady pressure. Sudden pressure drops allow contaminants to enter through small cracks.

The character of Al Balad

Historic district: close-set buildings, narrow lanes and ageing services

Al Balad is an old stone city, with houses built from very thick coral limestone with narrow twisted metal pipes buried in the walls. Sterilization demands extreme care to avoid damaging the heritage building and cracking the stone and mortar that hold it together.

Before treatment

What we read inside the tank before anything starts

Jeddah's historic heart, listed as a UNESCO World Heritage site. Coral limestone tower houses with wooden latticework rawashin fill narrow lanes, the Bedouin and Alawi souqs and the markets around Bab Makkah and Bab Sharif operate daily, and Nassif House and Al Shafi'i Mosque are the quarter's landmarks.

Fine wet sand seen close up

Sediment on the floor

Sediment accumulates at every bend of pipes twisted inside thick walls, blocking passages and reducing pressure.

A concrete wall carrying a damp green layer

The slime film on the wall

Biofilm grows rapidly in small tanks exposed to direct heat on stone rooftops.

A plastic water tank standing on a rooftop

Light and heat

Old copper and iron pipes are rusted inside and release metal particles into the water.

A concrete surface carrying fine cracks

The lining and any cracking

Tanks are very small and lose pressure quickly when demand spikes in the souqs, allowing air and contaminants to enter.

A metal cover over a water tank opening

The lid and the openings

Cracks between stone and mortar in thick walls may allow contaminated outside water to seep in or clean water to leak out.

A glass of water on a kitchen counter

What shows up at the tap

Metallic smell or reddish taste in water signals oxidation of copper and iron pipes inside the walls.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about Al Balad Sub-Municipality

Al Balad sub municipality covers the historic core of Jeddah and the districts that first grew outside its wall. Its building stock is the oldest in the city: heritage stone houses and apartment blocks from past decades, threaded with hotels, shops and crowded popular markets around Bab Makkah, Bab Sharif and the Kandarah Souq. Nearness to the sea, the Islamic Port and the Arbaeen lagoon keeps humidity high all year, water and drainage networks are old, and narrow lanes, dense eateries and commercial storerooms put food and shelter within reach at every corner.

Questions about this district

Why is water so slow in heritage houses?

Old copper and iron pipes buried inside thick walls are very twisted and rusted inside. Deposits clog the pipes at every bend.

Does tank sterilization improve water speed?

Sterilization removes bacteria, but if pipes are clogged with rust and sediment, speed will not improve. Pipe replacement may be needed.

What raises sterilization costs in heritage houses?

The difficulty of accessing small tanks in tight corners, the small tank volume, and the sensitivity of historic buildings to intensive handling.

Is tank sterilization safe on old stone houses?

Yes, we clean carefully to avoid loosening the clay and stone binding the walls. We use moderate pressure and never force old metal pipes.

Do tanks in heritage houses need different sterilization than modern homes?

Yes. Tanks are very small and the whole house may depend on one tank. We clean with great care and avoid damaging the historic structure.

Does summer heat from stone rooftops affect sterilization effectiveness?

Yes, heat speeds bacterial growth but also sterilizing agent activity. Summer sterilization may be more effective, but we should repeat treatment before peak heat.

How much does water tank sterilization in Al Balad cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Balad.
