Water tank sterilization in Al Rawdah Jeddah

Al Rawdah is an upmarket central district in north Jeddah along Madinah Road, with luxury villas, modern apartment buildings, hotels and retail shops lining Tahlia Street and Prince Sultan Road. Tanks here are large and serve multiple families or hotel guests, and water travels long distribution lines where sediment and algae accumulate.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Rawdah

Most buildings are modern, constructed in recent decades, with fibreglass or coated steel tanks, but white mineral deposit buildup appears within the first year. The method is set out in full on our Water tank sterilization service.

The first reason

Luxury villas consume water rapidly and in high volume

Villas in Al Rawdah are large and families use water in high daily quantities. The tank empties and refills fast, and standing water deposits sediment and algae.

The second reason

Hotels and retail shops need more frequent sterilization

Hotels and restaurants on Tahlia Street use water from large shared tanks. The tank holds large volumes of standing water and algae grows quickly.

The third reason

Long distribution lines from tank to upper floors trap sediment

Residential buildings are tall and water travels long pipelines to upper floors. Water slows in the lines and sediment accumulates over months.

What we read inside the tank before anything starts

An upmarket residential and commercial district in central north Jeddah on Madinah Road, bordered by Al Faisaliyah, Al Khalidiyah, Al Salamah and Al Zahra, with commercial centres, hotels and hospitals.

Fine wet sand seen close up

Sediment on the floor

White deposits of calcium and magnesium accumulate on tank walls and floor, especially in corners where water stands.

A concrete wall carrying a damp green layer

The slime film on the wall

Green algae grows in exposed or partly exposed tanks, especially in summer.

A plastic water tank standing on a rooftop

Light and heat

Organic sediment from bacteria and microbes forms a slimy film on walls causing odours.

A concrete surface carrying fine cracks

The lining and any cracking

Water contaminated with heavy minerals tastes odd and contaminant concentration rises in standing tanks.

A metal cover over a water tank opening

The lid and the openings

Mould and fungi appear if the tank interior stays wet and hasn't dried; humidity in Al Rawdah is high in summer.

A glass of water on a kitchen counter

What shows up at the tap

Pathogenic bacteria hide in sediment and algae and must be killed with strong sterilizing agents and all lines flushed with sterilized water.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

The character of Al Rawdah

Mixed district: shops at street level with homes above them

Al Rawdah is upmarket and villas and buildings are modern, but tanks may be very large or shared between multiple units. Treatment needs powerful pumping equipment to extract water and high-pressure washing, plus careful work on long lines running to upper floors.

Questions about this district

Why does Al Rawdah water build up white deposits so fast?

Jeddah's groundwater is hard and mineral-rich. Standing tank water causes calcium and magnesium to accumulate on walls, floor and pipelines.

Is once-yearly tank sterilization enough for hotels and restaurants?

No. Hotels and restaurants need sterilization every six months at least due to high consumption and standing water.

Does treatment differ between a new tank and an old one?

New tanks may carry manufacturing residue. Old tanks hold years of accumulated sediment and high-pressure washing takes longer.

Does sterilizing the tank alone sterilize the water at the taps?

No. Lines must also be sterilized from the furthest tap back to the tank. Pipeline sediment requires separate treatment.

What happens to the water you pump out from the tank?

We pump it out with high-pressure equipment and discharge it to licensed outlets. Heavy sediment stays on the floor and is lifted with high-pressure jets.

Is replacing the tank better than repeated sterilization?

No. Annual or semi-annual sterilization preserves the tank. Replacement is expensive and new tanks also need cleaning.

How much does water tank sterilization in Al Rawdah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Rawdah.
