Water tank sterilization in Bayah Makkah

Bayah is a new residential scheme at the far eastern edge, with broad ground around Wadi Al Sharai between Jabal Qardah and small hamlets. Development is new and building is sparse, with future water mains planned but for now individual tanks supply water to houses and farms. New tanks are in early operation phases and may need inspection and cleaning before full use.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Bayah

The scheme is very new and building is slow, and the tanks currently in place are temporary construction tanks and individual tanks for model houses. The method is set out in full on how we approach Water tank sterilization.

The first reason

New tanks before commissioning

Model houses in Bayah come with new tanks but may contain construction debris, dust and chemical residue from building work. Initial cleaning is critical before the tank is filled with actual water.

The second reason

Temporary construction tanks and contamination

During building, temporary tanks are used for work water and concrete mixing. These tanks may be left with cement dust, sand and equipment oil when the contractor moves to the next site.

The third reason

Wadi Al Sharai and local groundwater

Water available from local wells or springs around the wadi may be high in mineral content or seasonal contamination. Tanks need baseline treatment when moving from the rural environment to the new scheme.

Landmarks of Bayah

Access to Bayah is from the areas surrounding Al Mughamms to the west, with residential plots spreading around Wadi Al Sharai. Jabal Qardah to the north and the hamlets of Al Mazr and Al Shubah to the south mark the development boundary.

What we read inside the tank before anything starts

A new residential scheme at the easternmost point of the sub municipality behind Al Mughammas, with broad ground around Wadi Al Sharai between Jabal Qardah and the hamlets of Al Mazr and Al Shubah, residential plots on the market with very little building yet.

Fine wet sand seen close up

Sediment on the floor

Fine dust and light debris from construction and transport settle at the base of the new tank.

A concrete wall carrying a damp green layer

The slime film on the wall

New tank walls may carry traces of manufacturing chemicals or protective coatings.

A plastic water tank standing on a rooftop

Light and heat

Newly connected pipes may contain debris from cutting, joining and assembly work.

A concrete surface carrying fine cracks

The lining and any cracking

Humidity in a new tank is initially low, but when first filled chemical reactions may discolour the water.

A metal cover over a water tank opening

The lid and the openings

Bacterial colonies may start from local groundwater that carries high salts or natural bacteria.

A glass of water on a kitchen counter

What shows up at the tap

Early contamination signs appear as water cloudiness or metallic or chemical smell, especially in the first weeks of use.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about Al Sharai Sub-Municipality

Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.

Questions about this district

Does a brand-new tank need cleaning before first use?

Yes. Factory-made tanks contain production dust and debris. Thorough cleaning and sterilization before use ensures safe water.

What if the tank was once filled with construction water?

The tank may retain cement silt and oils even after draining. High-pressure washing and sterilization are essential.

Does new development mean groundwater is clean?

Not necessarily. Local wells may carry high minerals or contamination from farming activity in the wadi.

When should we sterilize the tank in a new house?

Soon after building completion and initial clean-up, before or at handover. Long delays allow bacteria to grow.

Does commissioning a new tank differ from an old one?

Yes. New tanks are cleaner but need full pressure wash and sterilization. Old ones need sediment removal first.

What if we want to clean the tank again after a year of use?

Regular cleaning every six months to one year is ideal. Sediment builds slowly and regular sterilization maintains quality.

How much does water tank sterilization in Bayah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Bayah.
