Water tank sealing in Bayah Makkah
Bayah is a new residential scheme at the far eastern edge behind Al Mughammas, with broad ground around Wadi Al Sharai between Jabal Qardah and rural hamlets. The zone is still under development and most tanks are new or under construction. New tanks need preventive sealing rather than repair, and emerging soil contains construction dust and old rubble.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Bayah
The zone is still under development and most residential plots are unbuilt. Tanks recently constructed are mostly reinforced concrete built to modern standards with no long history of problems. The method is set out in full on the full Water tank sealing page.
New tanks in a new scheme
New residential plots build tanks from reinforced concrete to modern standards. These tanks have not yet endured years of pressure and cracking, but foundations on freshly levelled soil may contain hidden voids.
Levelled soil and buried old rubble
The scheme sits on land that was graded and filled. Beneath the surface may lie old rubble and voids from previous use. This can cause unexpected settlement after years.
Proximity to Wadi Al Sharai and seasonal high groundwater
Bayah lies near Wadi Al Sharai and Jabal Qardah, and groundwater may rise seasonally. New tanks need preventive sealing before moisture problems develop from groundwater.
Landmarks of Bayah
Access to Bayah runs via planned roads from Al Mughamms in the west or via Makkah-Taif expressway. Position between Jabal Qardah and Al Mazr and Al Shubah hamlets defines the zone boundary.

What we read before any material is opened
The easternmost planned district behind Al Mughammas, a recently renamed scheme, with open ground around Wadi Al Sharai between Jabal Qardah and the hamlets of Al Mazr and Al Shubah. Residential plots are on the market, building is light and small farms line the wadi banks.
Cracking in the wall
Soil inspection beneath the tank is important to detect voids or compaction weakness that may cause later settlement.
The floor to wall joint
Minor construction cracks may appear in the first month after building from fresh concrete settling.
The condition of the old lining
Groundwater seeps around the base during winter and spring months when groundwater rises.
Sediment and scale
New tank lining may need preventive treatment before exposure to contaminated or seasonally damp water.
The pipe entries
Pipe entries and initial sealing around pipes may be inadequate in tanks built quickly in new schemes.
The hatch and the vent
Weakness signs appear as fine cracks on the outer surface or slow drainage from the overflow after first filling.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Sharai Sub-Municipality
Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.
Questions about this district
Do new tanks need sealing right after construction?
This varies. If built to new standards they may not need it immediately. But preventive sealing after one or two years extends tank life.
What causes unexpected settlement in new tanks?
Levelled soil may contain voids from old rubble or poorly compacted earth. Settlement may start after a year or more.
Is preventive sealing cheaper than repair after cracking?
Yes. Prevention is cheaper and easier. New sealing needs less cleaning and is faster than repairing an old cracked tank.
How do we test levelled soil before placing a tank?
Soil compaction and density tests may be needed. If soil is weak, recompaction or a stronger base may be necessary.
Does high groundwater from Wadi Al Sharai affect Bayah tanks?
Yes, especially in winter and spring. Strong sealing is essential and external drainage around the tank may help.
What is the difference between new sealing and repair sealing?
New sealing needs a clean surface only and is faster and cheaper. Repair sealing needs old lining removed and cracks repaired first.
How much does water tank sealing in Bayah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Bayah.
