Construction dust from the active building sites
Building does not stop in Usaylah. Dust from excavation, mixing, and transport reaches newly occupied homes. It settles on every surface, and a dust film prevents the disinfectant from contacting the substrate beneath. We remove dust hours before disinfection or it will return and coat the newly treated surfaces.
Open excavations and standing water
Foundations of new homes are dug deep, and water collects in these pits after every rare rainfall. The excavations become breeding grounds for mosquitoes, insects and rodents. Disinfection protects the home but insects return from outside, so we recommend concurrent pest control alongside the disinfection visit.
Dampness from fresh concrete and high groundwater

The ground is open hillside with unfinished development and new building foundations that collect water after infrequent rain. Construction dust covers everything periodically, and the newly laid utilities are not yet fully protected from air and ground contaminants.
The touch points
Door handles, window frames and new wooden furniture hold dust and residual moisture, and disinfection leaves these surfaces wet, so we dry them with clean cloths when finished.
Porous surfaces
Fresh concrete surfaces have large pores and absorb water and product deeply, so we focus on the surface layer and small cracks that trap pathogens.
The finish itself
New paint is thin and not fully cured, and disinfectant may penetrate through to the substrate beneath. We wait at least a week until paint is fully dry before application.
The air conditioning unit
Air conditioning units in new homes may not yet have been run, so we leave them off during disinfection and start them an hour after we finish to safely ventilate the villa.
Floor traps
Floor traps and drainage channels may not yet be tested, and standing water sits in them because construction is incomplete. We inspect these areas and remove building debris before disinfection starts.
Shared entrances and stairs
Doors and windows may be propped open from construction, so we close them firmly during disinfection to contain the product, and wait at least two hours before opening any window again.

Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Does construction dust from nearby building sites enter new villas from inside?
It does, extensively. Dust reaches homes through window openings, doors and paint cracks. We wash walls and floors of dust hours before disinfection. If building sites are very close, we advise repeat disinfection one week later.
Can rodents and insects from vacant plots reach the new villa through underground gaps?
Yes. Open excavations and empty plots provide shelter, water and pathways for rodents and insects. Disinfection kills microbes, but insects return from outside. We recommend complete ground treatment around the villa alongside the disinfection.
When can new furniture be moved into a newly built villa after disinfection?
Once the disinfectant is completely dry, in four to six hours. However, new furniture holds moisture from the factory and transport, so we recommend opening all wardrobes, drawers and storage before the home is lived in.
Does fresh concrete in new villas need treatment before disinfection starts?
Yes. If possible, leave the villa open for ventilation a week before disinfection. Concrete needs time to dry completely. If speed is necessary, disinfect at least two days after construction finishes.
Will rust from exposed iron fittings worsen with disinfectant moisture in new homes?
Yes. The disinfectant leaves damp conditions, and bare iron rusts rapidly. We recommend protecting exposed metal with a sealant coat before disinfection.
After disinfection in Usaylah, will the smell of new paint and concrete disappear?
No. Disinfection does not address paint fumes or concrete odour. These are natural and fade with continuous ventilation. We open all windows for the first full day after disinfection to air the villa thoroughly.
