Water tank cleaning in Al Zahra Makkah

Al Zahra is a tightly packed tower district between Umm Al Qura Road and Al Mansour Street, with apartment blocks stacked on a small footprint. Al Mansour Bridge and Abdullah Arif Road cut through it. Tanks here serve tall residential blocks with extremely heavy loads. The pipes pass under congested roads and may be indirectly contaminated.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Zahra

Tanks in Al Zahra towers carry multi layered sediment because use is intense and irregular: morning water surge and continuous drawdown, then near still standing overnight. The method is set out in full on Water tank cleaning in detail.

The first reason

Pipes pass beneath Al Mansour Bridge and may leak there

The bridge road carries heavy traffic and vibration may open joints below. Water seeps out and draws in contaminants from surrounding soil. Cleaning must include inspection of main pipes at district entry point.

The second reason

Highly erratic usage patterns leave complex sediment

One flat holds eight people, another a single occupant. Towers are completely mixed. Water surges in early morning then sits nearly still from mid night, leaving highly irregular deposits.

The third reason

Extreme summer heat speeds metal breakdown and foul smell

A treeless district with no air gaps. Water grows very hot in summer. Iron, copper and manganese break down fast and leave strong metallic smell. Bacteria multiply faster in warm water. Cleaning must intensify in summer.

Landmarks of Al Zahra

Hussain Arab Street and Abdullah Arif Road divide the dense district into separate blocks, and each block may have slightly different water supply circuits. Cleaning must account for this segmentation when planning service.

Before treatment

The condition of the tank decides the method

The district is very dense with almost no green space. Asphalt and stone trap heat, so tank water reaches high temperatures in summer.

Fine brown sediment beneath shallow water

The layer on the floor

Floor layer holds heavy metals and bacteria because water is warm and movement is erratic, needing mechanical brush and very high pressure wash with strong disinfectant.

Water turned green by algae

Light and algae

Algae and green growth happen fast in warm slow moving water, and vent openings may be fouled by city air and need extra filters.

A damp concrete wall carrying a dark deposit

The deposit on the wall

Tank walls carry grey or white coating of calcium and heavy metals that obscures the true surface and may hide small cracks.

A concrete surface with a fine hairline crack

The lining and hairline cracks

Linings may have cracks from daily vibration off Al Mansour Bridge and congested roads, and cracks widen with thermal cycles.

The lid of a water tank on a building roof

The lid and the access hatch

Covers and ports carry continuous pressure from heavy use and stress cracks appear at the seal edges, needing stronger resealing or replacement.

A plastic pipe leaving the exterior wall of a building

The vent and the overflow pipe

Vent holes and overflow pipes may be blocked by sediment and salt scale, and polluted city air may carry particles that block them.

How we work

  1. 1

    Inspect before the drain

Tank type and material, the condition of the lining, the depth of the sediment, the lid and the vent, and where the drained water will go. We agree the window without supply before anything is opened.

  2. 2

    Drain, then lift the sludge

The water leaves through the outlet, then the layer beneath it is taken out by hand and by suction. That layer is the reason for the visit, not the water that ran out ahead of it.

  3. 3

    High pressure wash

Walls, floor and the joint where they meet, with a brush wherever the film resists, then the wash water is taken out completely so nothing we lifted settles again.

  4. 4

Disinfect and put back in service

Disinfectant over every internal surface, left for its contact time and then rinsed out, followed by the refill, a first draw off at the taps, and a report on what was inside the tank.

What water tank cleaning includes

  • A technician inspecting with a flashlight

    An inspection before the valve

Tank type, lining condition, depth of sediment, lid and vent, recorded before any water leaves.

  • A metal floor drain

    Full drain and sediment removal

The water through the outlet, and the layer below it by hand and by suction until the floor itself is showing.

  • A spray nozzle in close detail

    Pressure washing walls and floor

High pressure across the surfaces and corners, and a brush on anything water alone will not lift.

  • A gloved hand applying bait into a joint

    Disinfection after the wash

A disinfectant intended for drinking water tanks, named to you before it is used, left for its contact time and then rinsed out.

  • A clean kitchen counter after treatment

Refill and the first draw off

We refill, run the taps so the new water moves through the pipework, and tell you when it is ready to use.

  • The visit report being written on a clipboard

A report and the next date

What was inside the tank, anything on the lid or the lining that needs repair, and a sensible date for the next clean.

What is different about Al Utaybiyah Sub-Municipality

Al Utaybiyah sub municipality covers the old districts north of the Grand Mosque: the hillside quarters of Al Hajun, Al Utaybiyah and Al Bayban, Al Zahir and Al Shuhada at the northern entrance, and the newer Al Zahra, Al Diyafah and An Nuzhah westward. Its building stock is among the oldest in Makkah, stone houses on the hills, packed apartment blocks and sewers decades old, threaded with crowded markets like the Utaybiyah souq and furnished flats that fill in the pilgrim seasons. Wadi Al Zahir and Wadi Al Tanim carry storm water through it, and industrial workshops line Hajj Street.

Questions about this district

Hot water has a very strong metallic smell. What causes this?

Heat speeds metal reaction with water. In a dense shadeless district the tank grows very hot and iron, copper, manganese dissolve fast. Deep cleaning with strong disinfectant and thermal insulation of the tank may be needed.

Al Mansour Bridge vibrates every day from traffic. Does this damage the tank?

Yes. Continuous vibration may open hairline cracks in the lining or connections. Check the tank and connected pipes for small leaks.

The seventh floor flat has very weak water pressure. Is that a tank problem?

It may be if the tank is damaged or filling very slowly. But it might be the building pipes themselves. Tank inspection and internal filter check must come first.

The water starts clear then turns cloudy after two hours. Why?

Light sediment settles to the floor, then water movement stirs it up. It may also be bacteria growing in warm water. Thorough cleaning and cooling help.

Do the glass windows on the flat affect water temperature in the tank?

Windows do not affect it directly but tower density and asphalt absorb heat and raise the roof surface temperature around the tank. Thermal insulation of the tank may be needed in summer.

Do Al Zahra tanks need more frequent cleaning than a new district like Al Shuruq?

Very much more. Extremely heavy use, extreme heat and old pipes beneath congested streets mean Al Zahra cleaning must be far more frequent and deeper than new districts.

How much does water tank cleaning in Al Zahra cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Zahra.
