Water tank sterilization in Al Zahra Makkah

Al Zahra is a densely packed residential quarter filled with tightly built apartment blocks, and roof and basement tanks are distributed across thousands of flats. Water travels from the tank through narrow, tortuous pipes embedded in old walls, and high humidity and heat accelerate sediment and biofilm accumulation.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Zahra

Tanks here are small but numerous, and buildings are old with narrow, winding internal pipework. The method is set out in full on the full Water tank sterilization page.

The first reason

Small tanks crammed into tight flats

Residential units are small and tanks sit either on roofs or in basements squeezed into building corners. Tight space means sediment accumulates fast and cleaning requires working in very confined areas.

The second reason

Old, tortuous pipes buried in walls

Copper and old iron pipes twist through walls, and every bend traps silt and biofilm. Rust from iron pipes discolours water a pale brown.

The third reason

High heat and humidity accelerate contamination

The quarter is densely built and heat is trapped between buildings. Humidity from bathrooms and kitchens in every flat rises and finds its way into tanks. Biofilms grow faster here.

The character of Al Zahra

Apartment district: residential blocks, repeated floors and shared entrances

A densely packed residential quarter means thousands of small tanks and tortuous pipes confined in old walls. Cleaning requires caution because spaces are very tight and tank access is limited. Internal pipes need strong pressure to clear silt and rust deposits.

Before treatment

What we read inside the tank before anything starts

A densely built residential quarter between Umm Al Qura Road and Al Mansour Street, bounded by Al Ghazza to the east and An Nuzhah to the west, within the Al Utaybiyah sub municipality. Tightly spaced buildings with almost no public parks.

Fine wet sand seen close up

Sediment on the floor

Silt sediment accumulates on the tank floor quickly, especially in small tanks where water flow is slower.

A concrete wall carrying a damp green layer

The slime film on the wall

White and green biofilms coat tank walls and pipes due to the moisture and trapped heat in the dense quarter.

A plastic water tank standing on a rooftop

Light and heat

Old copper and iron pipes shed rust and internal corrosion partially blocks narrow pipes.

A concrete surface carrying fine cracks

The lining and any cracking

Humidity from bathrooms and kitchens in every flat rises into the tank, especially roof-mounted tanks left uncovered.

A metal cover over a water tank opening

The lid and the openings

Cracks and cavities in old concrete tanks harbour bacteria and organic debris.

A glass of water on a kitchen counter

What shows up at the tap

Bacteria multiply fast due to heat and restricted pressure flow through tortuous pipes.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about Al Utaybiyah Sub-Municipality

Al Utaybiyah sub municipality covers the old districts north of the Grand Mosque: the hillside quarters of Al Hajun, Al Utaybiyah and Al Bayban, Al Zahir and Al Shuhada at the northern entrance, and the newer Al Zahra, Al Diyafah and An Nuzhah westward. Its building stock is among the oldest in Makkah, stone houses on the hills, packed apartment blocks and sewers decades old, threaded with crowded markets like the Utaybiyah souq and furnished flats that fill in the pilgrim seasons. Wadi Al Zahir and Wadi Al Tanim carry storm water through it, and industrial workshops line Hajj Street.

Questions about this district

Why is the water sometimes brown in Al Zahra taps?

Old pipes and corroded iron release rust particles into water. Sediment on the tank floor makes it worse.

Is cleaning a tank once a year enough for small flats?

In Al Zahra, where density is high and heat is intense, twice yearly is better because biofilms grow faster.

What makes tank cleaning more expensive in Al Zahra than other areas?

Small tanks, tortuous pipes and confined spaces need longer work time and greater care.

Is the water safe immediately after sterilization?

Yes. After full flushing from the furthest tap in the flat, water is safe for use and drinking.

Does tank age affect how fast contamination returns?

Very much. Old iron tanks rust and shed particles; old concrete tanks crack and let dirt in.

How do we handle narrow pipes if they are clogged with silt?

We open the nearest tap and use pressure to push silt out. Sometimes we need to disconnect a pipe section for manual cleaning.

How much does water tank sterilization in Al Zahra cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Zahra.
