Water tank sealing in Al Zahra Makkah
Al Zahra is a very densely-built residential quarter with tightly-packed apartment buildings in a small area and no public parks. Tanks here serve dozens of flats in each building, meaning very high consumption and constant pressure on capacity and pipes. Water must be transferred from main tanks to branch tanks in each building, and leaks occur at every connection point.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Zahra
The district is very dense with no space for public parks or green areas. Streets are narrow and buildings are directly adjacent. Tanks are confined to rooftops and tight spaces between buildings. The method is set out in full on our Water tank sealing service.
Small rooftop tanks serve dozens of flats per building
Each building in Al Zahra contains only one or two small tanks serving 20 to 50 flats. High consumption means the tank faces constant pressure and water moves at high velocity.
Narrow streets limit access for maintenance and repair vehicles
A single street may not fit a medium-sized van, and tanks sit on tall building roofs. Access and repair require complex coordination with building residents.
Old and corroded tanks are common here because routine maintenance is rare
Most tanks in Al Zahra are old with internal surface deterioration. Routine maintenance is expensive and residents often share costs, so repairs are delayed.
The character of Al Zahra
Apartment district: residential blocks, repeated floors and shared entrances
A purely residential quarter means small tanks serving densely-packed apartment blocks. Treatment requires coordination with many residents and owners, and access to tanks on narrow building rooftops requires high safety precautions.
What we read before any material is opened
A densely-built residential district between Umm Al Qura Road and Al Mansour Street, bounded by Al Diyafah to the north and Al Hindawiyah to the south, Al Ghazza to the east and Al Nuzhah to the west, within Al Utaybiyah sub municipality. Tightly-packed apartment buildings are crossed by Hussain Arab Street and Abdullah Arif Road.
Cracking in the wall
Internal surface inspection reveals advanced corrosion and cavities, especially at the tank bottom where sediment deposits from high usage.
The floor to wall joint
Inspection of joints and corners is critical because high pressure causes cracks at corners first.
The condition of the old lining
Inspection of pipe entries reveals weak points; old pipes leak where movement occurs.
Sediment and scale
Inspection of external wall moisture reveals internal leaks, and moisture spreads to adjacent building walls.
The pipe entries
Inspection of tank size and capacity is important because small tanks may not hold actual consumption, causing excess pressure.
The hatch and the vent
Inspection of structural stability matters for small rooftop tanks, as old roofs may not support a full tank's weight.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Utaybiyah Sub-Municipality
Al Utaybiyah sub municipality covers the old districts north of the Grand Mosque: the hillside quarters of Al Hajun, Al Utaybiyah and Al Bayban, Al Zahir and Al Shuhada at the northern entrance, and the newer Al Zahra, Al Diyafah and An Nuzhah westward. Its building stock is among the oldest in Makkah, stone houses on the hills, packed apartment blocks and sewers decades old, threaded with crowded markets like the Utaybiyah souq and furnished flats that fill in the pilgrim seasons. Wadi Al Zahir and Wadi Al Tanim carry storm water through it, and industrial workshops line Hajj Street.
Questions about this district
Why do tanks in Al Zahra leak more than in other areas?
High consumption increases pressure on walls and pipes. Old tanks in heavily-used buildings develop cracks faster.
Does repairing one tank solve water problems for the whole building?
If the building uses one tank, repair solves the issue. But if multiple tanks exist in tight spaces between buildings, more than one may need repair.
Does tank sealing reduce high water bills?
Yes. Leaking is the main cause of high bills. Sealing stops leaks and bills drop noticeably.
Can repair be done without cutting water to the whole building?
The tank must be completely emptied. In Al Zahra, we may need to coordinate with building neighbours to use an alternate temporary tank.
What causes the tank interior to corrode quickly?
Continuous running water, high pressure and minerals in the water all cause concrete corrosion from inside.
Are tanks in tight spaces between buildings harder to repair?
Yes. Tight space limits access and tool use. We may need workers to enter through small openings.
How much does water tank sealing in Al Zahra cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Zahra.
