Water tank sealing in Al Buhayrat Makkah
Al Buhayrat is a new north western extension of the city between An Nawwariyah and As Salamah, close to At Tanim and the northern Haram boundary. New villas and apartment blocks stand among plots still under construction. Tanks are installed in buildings, some new and some still under construction. New tanks may leak from day one because concrete has not cured properly or construction was too fast.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Buhayrat
Construction is ongoing and tanks are installed in new buildings and buildings under construction, with concrete used being fast-set and not fully cured before use. The method is set out in full on what Water tank sealing involves.
Tanks in new and under-construction buildings
New villas and apartment blocks install tanks from the start. Some buildings are still under construction and tanks are installed before foundations and reinforcement finish.
Fast concrete and fast construction
Contractors use fast-set concrete mixes to accelerate building. Tanks are filled and used before concrete fully cures, and cracks appear quickly.
Moisture from new building foundations and empty plots
Empty plots and land surrounded by new construction retain high moisture. New foundations are not yet dry and water penetrates the tank from outside.
The character of Al Buhayrat
Mixed district: shops at street level with homes above them
Al Buhayrat is a new mixed quarter with very fast construction. Tanks sit in new buildings and concrete and linings are not yet mature. Sealing here must address construction faults and surrounding moisture together, not just surface cracks.
What we read before any material is opened
A north western extension between An Nawwariyah to the north and As Salamah to the south, close to At Tanim and the northern Haram boundary. New apartment blocks and villas on mixed plots still under construction, served by Hira General Hospital, the At Tanim walkway, mosques and schools.
Cracking in the wall
Fresh concrete leaves large pores and fine cracks because the mix is fast-set and water has not yet evaporated.
The floor to wall joint
Joints between tank and foundation and pipes are very weak because construction is fast and initial sealing is absent.
The condition of the old lining
Moisture from surrounding land and damp foundations presses the tank from outside and water seeps inward.
Sediment and scale
New lining or absence of lining causes leaks from both inside and outside.
The pipe entries
Fine cracks in fresh concrete seep slowly at first but widen over time and under pressure.
The hatch and the vent
Water in the new tank may be cloudy or hold debris because lining is weak and concrete is crumbling.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Umrah Sub-Municipality
Al Umrah sub municipality covers the north west of Makkah along the Madinah road and the old Jeddah road, from At Tanim and Masjid Aisha to An Nawwariyah. Its districts are the city's newest, villas and apartment blocks raised on wide schemes where large tracts in Al Umrah Al Jadidah, Al Fayha and Al Buhayrat remain vacant or under construction. Wadi Saraf and Wadi At Tanim run through it and rainwater gathers on unfinished schemes, ihram shops, restaurants and coach stops along the Madinah road serve a constant flow of pilgrims, and villas fill Al Hamra and Umm Al Jud.
Questions about this district
Why does a new tank leak immediately?
Concrete has not fully cured and construction was rushed. The tank is filled too early and cracks appear under first pressure.
Does a new tank need treatment right after installation?
Yes. The new tank must be treated, cleaned and sterilised before first use, because fresh concrete may leak.
How long to wait before filling a new tank?
Usually two to three weeks after pouring, until concrete fully cures.
Does surrounding moisture cause leaks?
Yes. If land around the tank is damp and foundations not yet dry, water presses the tank from outside.
Can a tank be repaired during construction?
Difficult. The site is busy with workers and equipment. Better to repair after building finishes and the site is clear.
Does new sealing protect against old construction faults?
Partly. Good sealing protects against cracks and moisture but if concrete is very weak, leaks may return in two or three years.
How much does water tank sealing in Al Buhayrat cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Buhayrat.
