Water tank sealing in At Tanim Makkah

At Tanim is the miqat for Makkah residents at the north western boundary of the Haram, seven kilometres from the Grand Mosque on Madinah Road. Masjid Aisha draws thousands of pilgrims daily, with hotels, coach stations and shops lining the street. Tanks here serve a massive seasonal flow of pilgrims and umrah visitors, with enormous daily water consumption. Large and multiple tanks suffer continuous pressure and heavy use and humidity from ablution and bathing.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in At Tanim

Tanks operate under continuous pressure with massive daily turnover, water use for ablution and bathing is heavy and humidity remains very high throughout the season. The method is set out in full on the full Water tank sealing page.

The first reason

Large and multiple tanks in hotels

Large and medium hotels on At Tanim road place huge tanks on roofs or in lower levels. Tanks serve hundreds of pilgrims daily and use never stops.

The second reason

Continuous pressure and heavy discharge

Tanks operate under continuous pressure because buildings are tall and occupant numbers high. Daily turnover is massive and tanks empty and refill several times a day.

The third reason

Humidity from ablution, bathing and facilities

The mosque and hotels and stations provide continuous ablution and bathing facilities. Humidity around tanks is very high and water penetrates surrounding foundations and walls.

Before treatment

What we read before any material is opened

A commercial zone on north Madinah Road between the Nuaym and Naim hills, seven kilometres from the Grand Mosque. Masjid Aisha draws pilgrims by the thousands daily, and hotels, coach stations, barbers and cafés line the street.

A fine crack running through a concrete wall

Cracking in the wall

Concrete fatigues under continuous pressure and heavy discharge, and cracks form in mechanically stressed zones.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joints between multiple tanks and distribution pipes are weak, and water seeps from fittings and connections.

A coating flaking away from a concrete surface

The condition of the old lining

Multiple pipes and openings leave many weak zones, and sealing around each entry is difficult and incomplete.

Limescale deposits inside a water pipe

Sediment and scale

High humidity from ablution and bathing speeds chemical wear of lining and concrete.

Water pipes passing through a concrete wall

The pipe entries

Lining erodes from hot and cold water, soap and salt, and erosion is faster than in normal residential tanks.

A metal cover over a water tank opening

The hatch and the vent

Mineral deposits and algae build quickly because water sometimes sits and use is not uniform throughout the day.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of At Tanim

Commercial area: offices, showrooms and small stores

At Tanim is inherently commercial in character, with tanks serving both commercial and devotional purposes. Continuous pressure, heavy use and high humidity mean sealing must be industrial strength, not basic.

Questions about this district

Why does a tank leak quickly when pressurised?

Pressure stresses small cracks and weak joints. Without pressure, cracks hide, but continuous pressure forces water through.

Does a single tank suffice for a large hotel?

Usually not. Large hotels use multiple tanks working together. If one leaks, guests don't notice but water is wasted and bills rise.

Does the tank stay closed during repair?

Yes, we drain it completely and seal it tight during repair and sealing. It cannot be used until full sterilisation is complete.

Does water used for ablution and bathing speed lining failure?

Yes. Hot water, cold water, soap and salt cause continuous wear on the lining from inside.

How many tanks does a large mosque and hotel need?

It depends on pilgrim numbers and daily use. Usually a large hotel needs at least two or three tanks.

Can a tank be repaired during peak season?

Very difficult. Best time is between seasons when pilgrim numbers fall and use drops. During season tanks run constantly and water cannot stop.

How much does water tank sealing in At Tanim cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach At Tanim.
