Water tank sealing in Al Harazat Jeddah

Al Harazat is a dense residential district in south eastern Jeddah that grew on former farmland. Low rise apartment blocks and shops line narrow streets and use roof-mounted tanks on old foundations. The tanks here suffer rapid deterioration from moisture, salt deposits and intense heat.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Harazat

Buildings are relatively old and roof-mounted tanks face direct sun and seasonal moisture exposure. The method is set out in full on Water tank sealing in detail.

The first reason

Roof tanks on older apartment buildings

Most residential buildings here date 30 to 40 years back and have roof tanks without adequate thermal insulation. Seasonal expansion and contraction cause cracks in tank walls and corner joints.

The second reason

Salt and moisture in old agricultural soil

The soil here was once cultivated and carries natural salinity. Old foundations absorb moisture and salt, causing leaks in partially buried tanks from below.

The third reason

Seasonal water demand and deferred maintenance

The district is densely populated and water demand peaks in summer. Residents delay repairs until leaks become severe and threaten the building base.

Before treatment

What we read before any material is opened

A densely built residential quarter in south eastern Jeddah developed on former agricultural land, with low rise apartment buildings and retail shops near the Old Makkah Road.

A fine crack running through a concrete wall

Cracking in the wall

Long cracks run through roof tank walls due to intense seasonal heat expansion and contraction cycles.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joints between tank floor and walls are weak because old buildings did not use modern sealant materials.

A coating flaking away from a concrete surface

The condition of the old lining

Inlet and outlet pipes are poorly sealed and cause leaks in the surrounding areas.

Limescale deposits inside a water pipe

Sediment and scale

Moisture rises from soil into partially buried tanks, causing slow leaks from the lower wall.

The pipe entries

Old paint on the internal surface is flaking and peeling, the tank floor needs deep cleaning before new sealant is applied.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Harazat

Apartment district: residential blocks, repeated floors and shared entrances

Old, densely packed apartment buildings mean tanks are crowded on small roof spaces. Treatment requires careful work in tight areas and awareness of pipes and electrical lines.

Questions about this district

Why do tanks in Al Harazat leak faster than in new areas?

Buildings are old and tanks lack modern sealing. Salt and moisture from old agricultural soil penetrate walls and joints.

Is leaking from below the tank dangerous?

Yes, it weakens the foundation and causes building settlement. Salt in soil accelerates corrosion.

What drives the cost of tank sealing?

Tank size, crack depth, joint length and wall area. Large tanks on high roofs take longer to treat.

Can a tank be sealed without fully emptying it?

No, complete draining is needed so the surface can be cleaned and cracks repaired properly.

Do buried tanks need different treatment?

Yes, partially buried tanks need inspection of lower walls and the base joint because moisture is constant.

Does sealing protect against soil salt?

Yes, the sealant layer stops salt and moisture penetrating walls but needs periodic upkeep.

How much does water tank sealing in Al Harazat cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Harazat.
