Water tank sealing in Al Muntazahat Jeddah

Al Muntazahat stretches along the Old Makkah Road in south eastern Jeddah with villas, apartment blocks and commercial frontages facing the main road. Buildings vary in age and size, and tanks-both overhead and underground-come in many forms and designs. Tanks here face direct sun exposure and salt-laden air from the nearby coast, and cracks appear quickly in the concrete.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Muntazahat

Tanks in Al Muntazahat are a mix of old and medium-age stock, and owners report seasonal water seepage that increases during intense heat. The method is set out in full on Water tank sealing in detail.

The first reason

Overhead tanks on villas and apartment blocks

Villas and residential buildings throughout Al Muntazahat rely on overhead tanks on rooftops. These tanks face intense sun and daily expansion and contraction, causing cracks in walls and floors.

The second reason

Underground tanks in villas and buildings

Larger apartment blocks and villas have underground tanks beneath ground level. These tanks face high soil moisture and groundwater pressure, and dampness causes concrete decay and rust.

The third reason

Commercial and restaurant tanks

Shops and restaurants facing the main road require large capacity tanks. They sustain heavy water pressure and constant use, and cracks appear at floor-to-wall joints, pipe entries and openings.

What we read before any material is opened

A mixed-use district on the Old Makkah Road south east of Al Balad, combining residential buildings, villas and commercial shops. It borders Al Adl, Al Farouq and Al Fadl, and contains Al Muntazahat Park, a health centre, state schools and mosques.

Cracking in the wall

The first inspection checks for hairline and deep cracks in walls and floors of both overhead and underground tanks, especially at floor-to-wall joints.

The floor to wall joint

Inspection of pipe joints and entry points where supply and drainage pipes enter, as these are prime leak sites.

The condition of the old lining

Assessment of concrete condition and internal surface, identifying areas where unsound substrate must be removed.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Muntazahat

Mixed district: shops at street level with homes above them

Al Muntazahat is a mixed district combining villas, apartment blocks and commercial shops, meaning tank sizes and designs vary widely. Villas require lighter sealing while commercial buildings need heavier protection, and underground tanks require deep knowledge of local soil moisture patterns.

Questions about this district

Why do overhead tanks crack so quickly in Al Muntazahat?

Overhead tanks face intense Jeddah sun. Daily expansion and contraction stresses the concrete, and cracks appear within a few years of installation.

Does an underground tank need different sealing than an overhead tank?

Yes. Underground tanks need protection from soil moisture and groundwater pressure. The sealing focuses on preventing external leakage as well as internal.

How often should a tank in Al Muntazahat be sealed?

Overhead tanks need sealing every 5 to 7 years depending on sun intensity and use. Underground tanks need at least annual inspection.

Is the water safe immediately after tank sealing?

Yes. We sterilise the tank after repair and sealing before it returns to service.

What is the difference between crack repair alone and full sealing?

Crack repair alone may fail if concrete is weak. Full sealing includes removing unsound substrate and building a new, complete sealed layer.

Do commercial tanks need stronger sealing than villas?

Yes. Restaurants and shops need stronger tanks and heavier sealing because use is more intensive and water pressure is greater.

How much does water tank sealing in Al Muntazahat cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Muntazahat.
