Water tank sealing in Umm Al Salam Jeddah
Umm Al Salam is a mixed residential district in south-eastern Jeddah along the Old Makkah Road, with diverse apartment blocks and an old street lined with aging tanks. The tanks sit under direct sun and exhaust from the lorry route, and cracks appear quickly in the weak foundations. Tank sealing here must account for harsh conditions and surface corrosion from moisture and salt air.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Umm Al Salam
Tanks in the district are old; most were built twenty years ago or longer, and direct sun and marine salt accelerate decay of external coatings. The method is set out in full on our Water tank sealing service.
High tanks on exposed rooftops
Most residential buildings in Umm Al Salam have rooftop tanks exposed to sun all day. Intense heat and ultraviolet rays speed the ageing of paint and sealant materials.
Cracks at floor-to-wall joints
Old tanks were built without a proper base seal between floor and walls. Seasonal movement and metal expansion create deep cracks at these critical joints.
Pipes and entry points in salt-laden air
Tanks here have multiple pipe entries and outlets, and salt and moisture from the air cause rapid rust and corrosion around pipe sleeves.
The character of Umm Al Salam
Mixed district: shops at street level with homes above them
The mixed character of the district means tanks of different sizes and ages. Old buildings have tanks without modern sealants; newer buildings may be better but face pressure from road exhaust and salt air. Treatment must assess each tank individually and account for the harsh, salt-laden environment.
What we read before any material is opened
A mixed residential quarter in south-eastern Jeddah on the Old Makkah Road, bordered by Al Harazat and Al Mahamid on the lorry route toward Makkah, with the Umm Al Salam health centre, mosques and low-rise residential streets.
Cracking in the wall
Inspection of external paint and coating reveals oxidation, flaking and rust stains indicating seepage beneath.
The floor to wall joint
Inspection of floor-to-wall joints shows tank movement and failure of the base seal.
The condition of the old lining
Inspection of inlet, outlet and pipe sleeves reveals rust, corrosion and leaks around entry points.
Sediment and scale
Salt-laden air moisture causes high humidity inside the tank and speeds internal rust formation.
The pipe entries
Voids and gaps beneath old coatings trap moisture and salt, causing coating failure and new cracks.
The hatch and the vent
White salt deposits appear on outer surfaces and on adjacent walls.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Umm Al Salam Sub-Municipality
The Umm Al Salam sub municipality covers the east and south east of Jeddah along the Old Makkah Road and the Haramain Road. It pairs recently planned districts such as Al Wahah, Al Nakhil and Al Shuruq with popular districts that grew outside formal planning, including Al Harazat, Al Mahamid and Umm Al Salam. The older areas have ageing drainage, unpaved streets and vacant plots where building waste collects, conditions that suit rodents, cockroaches and ants. The newer areas are ringed by half built subdivisions and open excavations.
Questions about this district
Does external coating decay mean a leak is near?
Usually yes. Deteriorated coating leaves concrete or metal exposed to oxidation and leaks begin here. If rust stains appear on the outer surface, seepage has likely started.
Is a surface coat alone enough to fix an old tank?
No, surface coating is temporary only. If cracks exist, water penetrates behind the new coat and rust spreads beneath.
Why do tanks in Umm Al Salam corrode faster than other areas?
The district sits on the lorry route and salt and exhaust fill the air. Exposed rooftop tanks face high concentrations of salt moisture.
Can tank sealant withstand intense heat and thermal movement?
Yes, modern materials tolerate seasonal expansion and contraction. But flexible, not brittle, materials are essential to accommodate movement.
How deep are the cracks we need to address?
We inspect all cracks, even fine ones. Cracks that seem surface-level may run a metre or deeper.
Is high humidity from tank leakage or from the district environment itself?
Both are possible. The primary leak may be the tank's own, or humidity may come from salt-laden air and exhaust from the road.
How much does water tank sealing in Umm Al Salam cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Umm Al Salam.
