Water tank sealing in Al Khalidiyah Makkah
Al Khalidiyah is a mixed residential quarter between Al Hindawiyah and Al Shawqiyah, where traditional houses and modern apartment blocks stand close together. Tanks here vary widely in age and size, from very old to recently built. The soil is damp because the quarter lies near Wadi Ibrahim, and tanks face seepage through foundations and interior walls.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Khalidiyah
Tanks in Al Khalidiyah range from very old to modern, and all face steady moisture from soil and seasonal rain. The method is set out in full on our Water tank sealing service.
Traditional houses and buried tanks
Old houses in Al Khalidiyah contain tanks buried beneath floors or courtyards. These tanks sit surrounded by damp soil and face constant water pressure from groundwater seepage.
Modern blocks and rooftop tanks
Beside old houses stand new apartment blocks with large rooftop tanks exposed to sun and seasonal moisture. The mix of old and new makes maintenance complex.
Wadi Ibrahim proximity and constant damp
Wadi Ibrahim lies close by, and in rainy seasons soil moisture rises sharply. Tanks seep through walls and floors.
The character of Al Khalidiyah
Mixed district: shops at street level with homes above them
Al Khalidiyah is a mixed quarter with old houses and new blocks, and tanks range from buried to rooftop. Sealing needs to account for building type and tank age, and we may use different treatments depending on house age and tank location.
What we read before any material is opened
A mixed residential district between Al Hindawiyah to the east and Al Shawqiyah to the west, containing traditional houses, modern apartment blocks and small public gardens. It lies near Wadi Ibrahim.
Cracking in the wall
The floor faces water pressure from damp soil and groundwater, especially on buried tanks beneath courtyards.
The floor to wall joint
Pipe entries come through tank sides and are weak points for leaks, particularly in buried tanks.
The condition of the old lining
Interior walls face seepage from exterior soil, and mould may appear on old coating.
Sediment and scale
Moisture is very high in winter and rain seasons, especially around buried tanks near foundations.
The pipe entries
Cracks start at corners and tank base where water pressure is highest.
The hatch and the vent
Leaks show in lower walls and corners, and if untreated quickly may cause partial floor collapse.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Misfalah Sub-Municipality
Al Misfalah sub municipality runs downhill from the south of the Grand Mosque through Al Misfalah, Kudai and Al Rawabi to Al Taqwa, Al Hindawiyah, Al Khalidiyah and Al Rusayfah at the third ring road. The northern end is old apartment blocks and pilgrim hotels with restaurants along Ibrahim Al Khalil Street and the huge coach parks at Kudai. The south and west are dense popular districts with countless small shops and unplanned hillside housing, some of it already cleared for redevelopment, giving way to orderly land grant schemes in Al Rusayfah beside the railway station.
Questions about this district
Are buried tanks under traditional houses harder to seal?
Yes. Buried tanks sit surrounded by damp soil and groundwater pressure pushes against them. We need strong exterior sealing and good drainage.
Why do Al Khalidiyah tanks leak more than other areas?
The quarter lies near Wadi Ibrahim and soil is always damp. Seasonal rains raise the groundwater level quickly.
Does the same seal type work for old and new tanks?
Not necessarily. Old tanks may need basic repair first, and new ones may need preventive sealing only.
How do we seal buried tanks surrounded by damp soil?
We drain them and inspect floor and walls inside. If water pressure is high, we may add external drainage or an outer seal layer.
Can we fix foundation seepage from inside without digging around the tank?
We can try interior sealing first. But if pressure is very high, we may need to dig around the tank and add an exterior seal layer.
How often do Al Khalidiyah tanks need re-sealing?
Old tanks may need it every 3 to 4 years due to damp, and new ones every 5 to 7 years.
How much does water tank sealing in Al Khalidiyah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Khalidiyah.
