Water tank sealing in Al Taqwa Makkah
Al Taqwa is a new district on the slope south of Al Misfalah, built on land that once held an informal settlement on the old Yemen road. The district's basic services are new and tanks are newly built, but construction quality varies due to the speed of development. The slope soil is not fully stable yet and may cause minor foundation settlement.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Taqwa
Buildings here are new and recently built, but the soil beneath them is not fully stable and may contain debris and voids from the old informal housing. The method is set out in full on our Water tank sealing service.
New foundations on unstable soil
The district was built on land that held old informal settlements and rubble. New foundations have not fully settled and soil may contain voids and irregular drainage channels. Tanks move slightly with the slow foundation settlement.
New tanks but rushed construction
Tanks here are very new but built quickly during intensive district development. Weld and joint quality may be below standard, and steep slope work creates challenges for build quality.
Popular market and mixed residential housing
The district mixes a popular street market with new residential buildings and housing grant schemes. Tanks serve families and small traders, and water use is highly variable and erratic.
The character of Al Taqwa
New development: ongoing construction and vacant plots between the homes
A new district with rapid development means tanks are new but build quality varies and foundations have not fully settled. Sealing must be strong and slightly flexible to tolerate the expected slow settlement in the first years.
What we read before any material is opened
A sloping district south of Al Misfalah around Qawz Al Nakasah, land cleared of old informal housing under the slum redevelopment programme. What remains is a popular street market, land-grant housing schemes and ongoing building work on the slope, threaded by Al Taqwa Street.
Cracking in the wall
Tank surface inspection reveals weak welds and corners from rushed construction and hurried finishing.
The floor to wall joint
Crack and leak repair focuses on weak new joints rather than material age, and strengthens all corners.
The condition of the old lining
Wall-to-floor joint needs careful inspection because slow settlement moves the floor differently than the walls.
Sediment and scale
Pipe inlets and outlets may be weak from rushed construction and worsen with minor settling movement.
The pipe entries
Interior sealing must be flexible enough to tolerate expected minor movement from slow foundation settlement.
The hatch and the vent
Tank sterilisation after sealing is essential because new tanks may hold construction debris and dust.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Misfalah Sub-Municipality
Al Misfalah sub municipality runs downhill from the south of the Grand Mosque through Al Misfalah, Kudai and Al Rawabi to Al Taqwa, Al Hindawiyah, Al Khalidiyah and Al Rusayfah at the third ring road. The northern end is old apartment blocks and pilgrim hotels with restaurants along Ibrahim Al Khalil Street and the huge coach parks at Kudai. The south and west are dense popular districts with countless small shops and unplanned hillside housing, some of it already cleared for redevelopment, giving way to orderly land grant schemes in Al Rusayfah beside the railway station.
Questions about this district
Why do new tanks in Al Taqwa leak quickly?
Rushed construction and unstable foundations cause minor movement. New welds may be weak, and unstable soil beneath causes uneven foundation settlement.
Do tank problems come from poor building or from the soil?
Usually both. Foundations move with the unstable soil, and rushed construction left flaws in welds and corners.
Should a new tank be sealed soon after building?
Yes, new tanks on unstable foundations may need sealing soon after completion to prevent early leaks.
Does slow foundation settlement continue for years or weeks?
It may continue for years, especially if soil contains old rubble. Most settlement happens in the first or second year.
Does sealing a new tank differ from sealing old tanks?
Yes, new tanks may have only weld and joint defects. Old tanks also need wall repairs.
Do we check the concrete floor beneath the tank before full settlement?
Yes, we inspect and repair the floor if needed. The tank needs a strong, stable base before sealing.
How much does water tank sealing in Al Taqwa cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Taqwa.
