Water tank sealing in Al Misfalah Makkah
Al Misfalah is the low ground that descends south from the Grand Mosque along Ibrahim Al Khalil Street, named for its fall from the mosque. Old apartment blocks stand shoulder to shoulder as lodgings for Hajj and Umrah visitors, with shops and restaurants below. Tanks here suffer intense hydrostatic pressure from the low lying ground, very high water table and heavy seasonal guest use.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Misfalah
Tanks here sit at the lowest point of the district and the water table rises close to the surface, with thousands of guest movements through the buildings each pilgrimage season. The method is set out in full on our Water tank sealing service.
Low lying ground and very high water table
Al Misfalah sits at the lowest point in the zone and the water table rises very high near surface level. Hydrostatic pressure on tank bases is extreme and can equal the weight of several metres of buried water.
Old buildings and heavy guest traffic
Residential buildings here date back fifty years or more and host thousands of Hajj and Umrah pilgrims each season. Intense and repeated tank filling, piping and sewage pressure adds enormous mechanical stress.
Quarries and below-grade levels add moisture sources
Some buildings have storage, toilets and basement levels. These spaces add continuous moisture and may become entry points for groundwater.
Al Misfalah on the map
Al Misfalah sits about 1.5 km from Al Taqwa and about 1.5 km from Al Rawabi.
Open in Google MapsWhat we read before any material is opened
The low ground that falls away south of the Grand Mosque along Ibrahim Al Khalil Street, with old apartment blocks housing Hajj and Umrah pilgrims and shops and restaurants on the ground floor. Older quarters such as Al Kakiyah and Qawz Al Nakasah spread towards Jabal Sharaf.
Cracking in the wall
Hydrostatic pressure inspection focuses on moisture marks from outside and water seeping from the tank base at certain times.
The floor to wall joint
Crack inspection reveals fine and deep lines from repeated heavy water pressure and guest load cycles.
The condition of the old lining
Joint and pipe inspection reveals leaks at weak points from daily repeated mechanical stress.
Sediment and scale
Groundwater moisture shows on the tank base year-round, not just in one season.
The pipe entries
Fine cracks allowing slow seepage can become very deep if not treated early.
The hatch and the vent
Discolouration and heavy mineral and salt deposits from dissolved groundwater indicate continuous seepage.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
The character of Al Misfalah
Apartment district: residential blocks, repeated floors and shared entrances
The old residential zone with closely packed buildings serving seasonal guests means extreme pressure on tanks from heavy repeated use. The low lying location and very high water table add severe external hydrostatic pressure. Sealing here must resist both intense outward water pressure from below and heavy internal mechanical stress from above.
Questions about this district
Why are tank leaks in Al Misfalah harder to treat than other areas?
The water table is very high and presses on the tank base with extreme force. Even if we seal the interior well, external pressure can breach a weak lining.
Does heavy guest use speed up tank failure?
Yes greatly. Repeated heavy filling and draining puts enormous mechanical stress on walls, base and joints.
Can we treat leaks from outside only rather than inside?
Difficult to access from outside in tightly packed buildings. We usually focus on strengthening the interior lining and rely on any existing external insulation.
What about tanks in basement levels and storage rooms?
These tanks face continuous moisture. We may need to dry the basement zone or build an additional water barrier around the tank.
How often should tanks be inspected in these harsh conditions?
At least annually due to extreme groundwater pressure and heavy use. Early detection prevents major damage.
Does treating the tank alone stop leaks or must we treat the building?
Tank treatment alone may work if the lining is very tight. But if leaks continue, we may need to check external drainage and insulation of the building as a whole.
How much does water tank sealing in Al Misfalah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Misfalah.
