Water tank sealing in Al Wazeeriyah Jeddah

Al Wazeeriyah is a mixed residential quarter in south Jeddah where villas, apartment blocks and shops stand side by side. Tanks vary greatly here: some sit on roofs of modern villas, others are buried beneath older apartment buildings, still others serve small hotels and courtyards. The quarter lies near stadiums and hospitals so water demand is high.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Wazeeriyah

Modern villas were built in recent years but older apartment blocks date back decades. The mixed tank stock requires treatment fitted to building type, age and size. The method is set out in full on our Water tank sealing service.

The first reason

Tanks of different ages and sizes

Modern villas hold fibreglass or new metal tanks, older blocks hold stone or aged metal tanks. Some villas have small roof tanks, blocks have large buried tanks. Treatment varies greatly by type.

The second reason

High water pressure from stadiums and hospitals

The quarter sits very close to Prince Abdullah Al Faisal Stadium and King Abdulaziz Hospital. Water demand is very high especially in summer and holidays. Tanks face constant pressure and pumps run hard.

The third reason

Tanks in hotels, shops and around the school

The quarter holds small hotels, restaurants, shops and a school. Each needs separate tanks. Tanks serving shops and hotels face higher pressure and more frequent use than residential villas.

What we read before any material is opened

A fine crack running through a concrete wall

Cracking in the wall

Leaks start at high-pressure points where pumps and joints sit under constant strain, especially in summer.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Sediment and mould accumulate on tank walls because intensive daily use and temperature swings create ideal conditions.

A coating flaking away from a concrete surface

The condition of the old lining

Tank joints and internal pipes corrode from fluctuating pressure and hard water.

Limescale deposits inside a water pipe

Sediment and scale

Old tanks in apartment blocks have lost original sealing and show light to moderate metal rust.

Water pipes passing through a concrete wall

The pipe entries

Modern villa tanks are sound but joints and pipes may need repair because high pressure stresses them.

The hatch and the vent

High summer humidity and proximity to hospital and stadium speed algae and mould growth in older tanks.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about South Sub-Municipality

The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.

Questions about this district

Do modern villa tanks need different sealing from old apartment blocks?

Yes. Modern villa tanks are new metal or fibreglass and need quick sealing. Old apartment block tanks may be stone and need deep repair first.

Why do tanks in Al Wazeeriyah face high pressure?

The quarter sits near a major stadium and dense housing. Water demand is high and distribution is limited. Tanks run constantly.

Are hotel and shop tanks different from villa tanks?

Yes very different. Daily use is intensive and tanks are larger. Leaks cause more problems because demand is high.

How often do tanks need resealing in this quarter?

It depends on age and use. Tanks under high pressure may need resealing every 4-6 years.

Does weak water pressure affect tank quality?

Yes. Fluctuating pressure and strong pumps cause stress on tanks. Sealing must resist this changing pressure.

Do tanks in shops and restaurants foul faster than villa tanks?

Yes. Intensive daily use and heat and kitchen activity speed up sediment and mould growth. Sealing must protect against this too.

How much does water tank sealing in Al Wazeeriyah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Wazeeriyah.
