Water tank sealing in Al Umrah Al Jadidah Makkah

Al Umrah Al Jadidah is a new planned residential district on Madinah Road near the Fourth Ring Road, with villas and apartment buildings spread across wide plots. Tanks here are newer than in older quarters but face pressure from heavy chalk soil and slow ground movement. Sealing focuses on preserving modern tanks from early deterioration.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Umrah Al Jadidah

Most tanks in Al Umrah Al Jadidah were built in the last 10 to 15 years and remain in relatively good condition, though fine cracks are starting to appear from chalk soil movement. The method is set out in full on Water tank sealing in detail.

The first reason

Tanks buried beneath wide courtyards

Villas here have spacious courtyards and tanks are buried at relatively uniform depths. But the chalk soil moves slowly with seasonal moisture changes and tanks settle gradually over time.

The second reason

Flexible pipes and modern fittings offer some protection

Modern installations use flexible rather than rigid piping, reducing crack formation. However tank connections to the foundation may still separate during ground movement.

The third reason

Groundwater is low but chalk soil retains internal moisture

The water table is not high here, but chalk soil holds internal moisture. This moisture interacts with modern building materials and may accelerate slow corrosion.

What we read before any material is opened

A fine crack running through a concrete wall

Cracking in the wall

Fine cracks appear in new tanks from slow chalk soil movement and incomplete settling.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

The floor-to-wall joint may separate slightly from uneven subsidence despite modern construction.

A coating flaking away from a concrete surface

The condition of the old lining

Flexible piping offers better protection but connection points to the tank body may remain weak.

Limescale deposits inside a water pipe

Sediment and scale

Chalk soil retains internal moisture year-round despite relatively low surface groundwater.

Water pipes passing through a concrete wall

The pipe entries

The tank lies buried at roughly 1 to 2 metres depth, usually surrounded by gravel and sand layers.

Early warning signs include damp paint or hairline cracks in the floor near the tank.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Umrah Al Jadidah

New development: ongoing construction and vacant plots between the homes

The new planned residential character means most tanks were built to modern standards with uniform design. But new construction does not mean freedom from problems-slow ground movement and internal soil moisture affect even new tanks. Sealing here emphasizes preserving original quality and early preventive action.

Questions about this district

Do new tanks in Al Umrah Al Jadidah not need sealing?

New tanks meet better standards but still need maintenance and sealing. Ground movement and internal soil moisture can create cracks after several years.

When should we begin sealing a new tank?

As soon as external dampness or fine cracks appear. Delay allows deeper penetration.

Does the chalk soil here require a different sealing approach?

Yes. We use materials that withstand ground movement and internal soil moisture, not just external pressure.

Do tanks on apartment rooftops need different sealing?

Rooftop tanks here face sun heat and cold exposure. Sealing must protect against temperature cycling as well as moisture.

Are fine cracks in a new tank dangerous?

They appear small but widen over time from soil movement. Early repair costs less than waiting until cracks become large.

Should we assess the soil before sealing begins?

Yes. We inspect the foundation and surrounding soil condition. If soil is settling or moving, additional foundation treatment may be needed.

How much does water tank sealing in Al Umrah Al Jadidah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Umrah Al Jadidah.
