Water tank sealing in Hatim Makkah

Hatim is a rural area at the far eastern end with farms, orchards and unbuilt land. Water from deep wells and wadi channels supplies irrigation. Farm tanks suffer from severe salt from deep wells and groundwater plus root pressure from trees and seasonal expansion stress.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Hatim

Low-density area with water from very deep wells rich in salts, heavy minerals and sulphates. The method is set out in full on our Water tank sealing service.

The first reason

Deep well water is very saline

Wells in Hatim are very deep and water carries high concentrations of salt, iron and sulphates. Unsealed tanks corrode internally quickly and salt crystals deposit on floors.

The second reason

Tree roots pressure tanks from outside

Farms and orchards around tanks contain large trees whose roots grow toward tanks. Roots may penetrate small cracks or pressure the tank causing new fractures.

The third reason

Seasonal swings cause large concrete stress

Temperature in Hatim swings day to night and summer to winter. Concrete expands and contracts under constant water pressure and mineral load, cracking walls.

What we read before any material is opened

Agricultural land and unbuilt schemes at the far eastern end on both sides of the Makkah to Taif expressway near Al Hamidah hamlet and the bed of Wadi Al Sharai. Farms and orchards line the wadi, Jabal Laban rises to the east and rural houses are widely spaced.

A fine crack running through a concrete wall

Cracking in the wall

Concrete surface carries salt deposits and crystals from very saline deep well water.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Floor-to-wall joints contain cracks from constant pressure and salt and mineral buildup.

A coating flaking away from a concrete surface

The condition of the old lining

Inlet and outlet pipes may be blocked by salt, sulphate and iron deposits.

Limescale deposits inside a water pipe

Sediment and scale

High moisture from groundwater and continuous irrigation increases tank pressure.

Water pipes passing through a concrete wall

The pipe entries

Tank foundations may be under stress from tree roots and seasonal expansion-contraction.

A metal cover over a water tank opening

The hatch and the vent

Water leaks may appear from cracks or joints or from tank bottom when pressure from salts is high.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Hatim

Rural area: farms, open ground and scattered homes

A rural area means tanks may be large and under high pressure from deep wells. Saline water, roots and seasonal swings all stress the tank, so sealing must be thick and made from materials resistant to salts and heavy minerals.

Questions about this district

Why is deep well water in Hatim so saline?

Wells are very deep and water passes through deep layers rich in salts and sulphates. Deeper wells mean higher salinity.

Are tree roots dangerous to a sealed tank?

Strong sealing stops root penetration but roots may pressure the tank from outside and cause concrete cracks.

Is water desalination better than tank sealing?

Desalination is very costly. Tank sealing is cheaper because it protects concrete from corrosion and extends tank life.

How often should a farm tank need inspection and repair?

Twice yearly inspection is important because heavy salts accumulate quickly. Deposits and crystals may block pipes.

Are heavy minerals in the water dangerous to the tank?

Yes. Minerals like iron and sulphates cause rapid corrosion in concrete and metal. Sealing protects against direct contact.

Can the same sealing be used for large and small tanks in Hatim?

Yes. The same sealing materials work for all sizes. Large tanks may need thicker sealing due to high water pressure.

How much does water tank sealing in Hatim cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Hatim.
