Water tank sealing in Thaniyah Makkah

Thaniyah is an open rural zone on Jeddah's eastern fringe, with houses scattered across rocky and uneven ground. Water tanks here are exposed to cracks from soil movement on stone terrain and large temperature swings between day and night. Scarce water is lost through leaks in these isolated tanks.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Thaniyah

Rural houses rely on water tanks that collect seasonal rainfall and limited piped supply, and cracking from rocky soil movement is very common. The method is set out in full on Water tank sealing in detail.

The first reason

Stone terrain and unstable soil

The area sits on mountains and sandstone with unstable rocky soil. Slight ground shifts and uneven settlement crack tank walls and floors.

The second reason

Large temperature swings

Summer heat reaches 50°C and metal and concrete tanks expand and contract. This causes fine cracks in older tanks and widens them over time.

The third reason

Scarce water and long dry seasons

The rural district relies on rainfall collection and limited piped supply. Any leak means loss of precious water in an arid environment.

The character of Thaniyah

Rural area: farms, open ground and scattered homes

Rural character means houses are scattered and tanks lie far apart on rough stone ground. Soil movement and heat affect each tank differently, so treatment must account for the site's local topography and ground behaviour.

Before treatment

What we read before any material is opened

An open rural district east of Jeddah's built zones, between Uhud mountain and Al Hatim, on rough stone ground with small scattered hamlets and wadis.

A fine crack running through a concrete wall

Cracking in the wall

Stone and concrete surfaces crack quickly from soil movement, and inspection focuses on fine cracks in corners and wall bases.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

The floor-to-wall joint is very weak here because movement is uneven, and leaks always form at this line.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entries and exits cause local weakness and leaks start around pipes before walls.

Limescale deposits inside a water pipe

Sediment and scale

Moisture inside the tank keeps walls damp even after draining, and fresh lining must dry fully before refilling.

Water pipes passing through a concrete wall

The pipe entries

Deep cracks in the foundation below the tank cause slow water loss invisible from outside, and visual inspection may miss them.

The hatch and the vent

No clear leak signs appear in rural areas until the well dries or supply cuts off completely.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Al Sharai Sub-Municipality

Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.

Questions about this district

Why are cracks in Thaniyah tanks deep and serious?

Rocky moving soil and large temperature swings cause repeated stress on the tank. Cracks start at edges and widen into the material over years.

Does slow leakage damage the tank more than fast leakage?

Yes. Slow leakage means water sits along the tank wall for long periods, penetrating the seal and weakening the concrete beneath the surface.

Are metal tanks better than concrete ones in Thaniyah?

Metal expands more than concrete in heat, so cracks and leaks occur faster. Concrete is better but needs strong lining and regular repair.

Is cleaning the tank alone enough before reuse?

No. Cleaning removes sediment only, but cracks and leaks remain. Cracks must be repaired and a new lining built.

How often do rural tanks in Thaniyah need resealing?

In Thaniyah roughly every five years because terrain and heat cause fast cracking. Urban areas may need it every ten.

Does cloudy water in the tank mean a leak or something else?

Cloudy water may come from leaks and soil entering, or from tank corrosion. Weak lining means soil and dirt enter with the water.

How much does water tank sealing in Thaniyah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Thaniyah.
