Water tank sealing in Jaranah Makkah
Jaranah is an old wadi settlement on the north-eastern edge of the Haram, where pilgrims from Makkah enter ihram for umrah. Houses are low and deep ancient wells ring the small town. Tanks here suffer seepage from sandy soil and pressure from tree roots planted in the wadi bed.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Jaranah
Tanks here are deep and old, buried in moist sandy soil fed by groundwater and seasonal irrigation, and houses use traditional tank systems for storage. The method is set out in full on our Water tank sealing service.
Moist sandy soil and groundwater
Jaranah lies in a wadi and the floor holds high persistent moisture. Buried tanks face pressure from groundwater and seepage through walls and floors, especially in the rainy season.
Tree and palm roots
Farms and palms are dense in the wadi and roots penetrate tank walls and drain pipes seeking moisture. Small cracks become pathways for root growth.
Deep wells and old foundations
The town was built around very ancient deep wells, and modern tanks sit on the same weak foundations. Ground subsidence and settling from the old wells beneath cause cracks in tank walls.
Jaranah on the map
Jaranah sits about 3 km from Yamamah and about 4 km from Zamzam.
Open in Google MapsWhat we read before any material is opened
A small administrative centre on Al Jaranah Road north of Al Yamamah and Zamzam, centred on Al Jaranah Mosque. The settlement is surrounded by farms, wells and open ground in the wadi floor.
Cracking in the wall
Sandy weak walls corrode from acidic groundwater and salt, and the internal face loses strength gradually.
The floor to wall joint
Floor and walls separate due to ground subsidence from wells beneath, causing deep longitudinal cracks.
The condition of the old lining
Drain pipes and the main inlet face pressure from tree and palm roots, and cracks around pipes become the main leak point.
Sediment and scale
Moisture is persistently high from groundwater and seasonal irrigation, and continuous saturation weakens the cement matrix.
The pipe entries
The deep source of leakage lies in moist soil around the tank, water seeping from small cracks slowly then faster.
The hatch and the vent
Saturation, moisture and pressure show through damp soil around the tank, discolouration of outer walls and fungal growth.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
The character of Jaranah
Rural area: farms, open ground and scattered homes
A rural settlement in a wadi means tanks are buried in moist weak soil, and tree roots and old wells lie very close. Sealing must account for the persistent wet environment and ground pressure, not just crack repair.
Questions about this district
Why do tanks in Jaranah leak more than other areas?
The moist sandy soil and high groundwater press on tanks from outside. Ground subsidence from old wells below causes cracks in walls.
Do palm roots really penetrate tanks?
Yes. Roots seek water and penetrate small cracks and drain pipes. Untreated, they widen and cause major seepage.
Is one treatment enough if the groundwater table is very high?
One treatment protects from seepage but if groundwater rises far, you may need a drainage system around the tank.
What differs in treating old tanks here versus new-build areas?
Here the foundations are old and weak and soil stays moist all year, so sealing needs a thicker, stronger barrier layer.
Should the tank be treated before or after the rain season?
Before the rain season is best because moisture and pressure load the tank. Treatment after season then protects against seasonal seepage.
Are very old tanks specially problematic?
Very old tanks may have been built on or next to old wells, and seepage runs deep and is hard to access.
How much does water tank sealing in Jaranah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Jaranah.
