Water tank sealing in Yamamah Makkah

Yamamah is a mixed-use quarter north of Al Sharai with villas and apartment buildings scattered among empty plots. The buildings are relatively young but built on variable sandy and stony soil. Tanks show early cracking due to ground movement. Sealing work here takes longer because foundations are not fully settled.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Yamamah

Buildings in Yamamah are relatively new but foundations rest on unstable soil. Tanks show cracks in their first or second year. The method is set out in full on our Water tank sealing service.

The first reason

Foundations on sandy and gravelly soil

Yamamah soil is sandy mixed with gravel and small stones. Seasonal ground movement causes minor settlement but enough to crack tanks and pipe joints.

The second reason

Concrete tanks newly built

Most tanks were built in the last decade and concrete is still curing. Shrinkage cracks appear quickly, especially at corners and around pipe entries.

The third reason

Direct exposure to weather on rooftops

Tanks are often placed exposed on flat roofs. Daily expansion and contraction from heat accelerates cracking, especially in summer months.

The character of Yamamah

Mixed district: shops at street level with homes above them

Yamamah is a mixed-use quarter of villas and apartments on unstable soil. Tanks here need careful inspection of foundation settlement and potential subsidence. Sealing must be flexible enough to tolerate small ground movements.

Before treatment

What we read before any material is opened

A mixed residential quarter north of Al Sharai between King Faisal Road and Al Jaranah Road, with scattered villas and apartment buildings and many vacant plots. The Al Shifa hills border it to the west and Al Qubbah Mosque stands to the east.

Cracking in the wall

Internal surface is sandy and rough because concrete is new. We clean it completely and remove the weak surface layer.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Shrinkage cracks appear at corners and around pipes and horizontal joints. We inspect and map them carefully.

A coating flaking away from a concrete surface

The condition of the old lining

The floor-to-wall joint is a weak point. Ground movement separates concrete there. We repair it with specialist filler.

Limescale deposits inside a water pipe

Sediment and scale

The main pipe entry and branch pipes are potential leak points. We seal them with flexible protective collars.

Leaks start at corners and fine cracks. The new lining covers all weak areas and existing cracks.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Al Sharai Sub-Municipality

Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.

Questions about this district

Why do cracks appear in a new tank in Yamamah?

Soil is unstable and fresh concrete shrinks. Seasonal ground movement and thermal expansion of concrete from heat cause shrinkage cracks.

Are exposed rooftop tanks more prone to cracking?

Yes. Direct sun and wind increase expansion and contraction, and cracks appear faster than in sheltered tanks.

Does sandy soil affect how well sealing holds?

Yes. Sandy soil moves more than clay soil, and minor settlement will crack the sealant faster.

Should we wait two years before sealing a new tank?

No need to wait long, but a short delay reduces ongoing movement. Best to seal after one year when initial foundation settlement has slowed.

How do we handle pipe joints if soil is moving?

We seal pipe joints with flexible material that tolerates movement. We place a protective collar around the pipe at entry.

Will sealing protect against future settlement?

Sealing prevents water loss from cracks, but large future settlement may crack the new lining.

How much does water tank sealing in Yamamah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Yamamah.
