Water tank sealing in Khadra Makkah

Khadra is a new quarter on King Faisal Road, and buildings are still under construction. Tanks stand on building roofs or upper floors. The problem here is rapid construction: tanks are installed before waterproofing is complete, and leaks occur at cracks and pipe entries before handover.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Khadra

Buildings are newly constructed and tanks are installed before completion of waterproofing and finishes, causing early leakage before the buildings are in use. The method is set out in full on how we approach Water tank sealing.

The first reason

Tanks installed in incomplete buildings

Buildings are still under construction when tanks are fitted, before thermal insulation and roof finishes are done. This causes leaks during rain and concrete cracking from moisture in wet concrete.

The second reason

Unsealed pipe entries and openings

Pipes and openings are in place but not finally sealed. Water and moisture enter around pipes and side openings before finishes are complete.

The third reason

Build speed means poor initial tank quality

Contractors install tanks quickly to finish the structure. Early linings are weak and concrete has not cured properly, so tank cracks appear within the first year.

Landmarks of Khadra

Access to Khadra buildings is via King Faisal Road from Al Muaysim and Al Sharai. The Haram boundary runs through the quarter and defines the geographic and administrative service area.

What we read before any material is opened

A new residential quarter on King Faisal Road between Al Muaysim and Al Sharai, straddling the Haram boundary and built on land from the former Sharai scheme. Apartment buildings are still rising on a new grid with ground-floor shops. Schools and municipal services lag behind building pace.

A fine crack running through a concrete wall

Cracking in the wall

Cracks start at foundations and floor-to-wall joints because new concrete has not cured and excess moisture causes rapid shrinkage.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Unsealed pipe openings and inlets provide direct passage for water and moisture into the tank.

A coating flaking away from a concrete surface

The condition of the old lining

Tank wall leakage causes moisture around the building base and damage to new foundations.

Limescale deposits inside a water pipe

Sediment and scale

Internal moisture and vapour in an uncured tank promotes fungal and algal growth.

Water pipes passing through a concrete wall

The pipe entries

Weak and poor-quality lining offers no protection for water and salt corrosion.

A metal cover over a water tank opening

The hatch and the vent

Dark discolouration and mould on internal walls signal persistent moisture and failure of the original lining.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Al Sharai Sub-Municipality

Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.

Questions about this district

Does a new tank in a new building need sealing straight away?

If the building is not finished, yes. Moisture and rain cause rapid cracking in uncured concrete and weak linings.

Why does a new tank leak in its first year before it settles?

Concrete needs time to cure and dry. If the tank is installed before waterproofing and finishes are complete, cracks and leakage are inevitable.

Can a poor early tank be repaired later?

Yes, but early repair is cheaper than waiting for failure. Sealing and lining protects the tank from complete collapse.

Does incomplete building around the tank affect repair?

Yes, we may need to wait for surrounding construction to finish. But if there is active leakage, we seal and treat even if building continues.

How many tanks does a typical new building have?

New buildings may have multiple tanks-one or two per unit or one large central tank serving the whole block.

Is water in new Khadra different from old quarters?

Water comes from the same network, but new tanks are weak and poor linings corrode faster.

How much does water tank sealing in Khadra cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Khadra.
